Lighting. This project will provide lighting levels in conformance with LDC <br />requirements and that are compatible with safety and industry standards. Lighting <br />design will strive to maintain a small town character in the way the goal is achieved. <br />Cobra - headed lighting systems will not be utilized. <br />a. Light levels: by illuminating landscape and vertical surfaces the project will <br />achieve lighting comfort that requires lower lighting levels and yet offers full <br />visibility and security. <br />b. Color of light: The project will only use lamps that provide warm color light. <br />This is the color spectrum of incandescent light; it can be achieved by <br />different means and it is generally less glaring and makes public spaces • <br />friendlier and more hospitable. <br />c. No glare: All light will be carefully shielded as to provide no glare to <br />neighboring buildings, as wall as pedestrians and motorist circulating around <br />the building. <br />d. Scale: The project will use light poles that are consistent with San Marcos <br />Downtown in scale and design. <br />Required Lighting <br />Proposed Lighting <br />Environmental lighting standards per LDC <br />All lighting to meet LDC standards. In <br />addition: <br />• All light is to be shielded so as to <br />provide no glare to adjacent property <br />• Lighting to be consistent with <br />Downtown area in scale and design <br />• All lighting to be low -lit illumination that <br />provides warm color light yet offers full <br />visibility and security <br />4.06. Maximum Height of Structures. The maximum height of structures constructed <br />on this site shall not exceed four stories above grade and a basement at 17' -0" floor <br />height each (typical floor heights for commercial buildings, and 10'6" for residential) or <br />85' -0" in height to the top of the highest architectural feature (i.e. roof ridge, top of tower, <br />etc.) 0 <br />14 <br />
