Building Setbacks. The minimum building setbacks applicable to the Project <br />Site shall be as follows: <br />a. Minimum Front Yard Setback. The minimum required front yard shall be <br />considered to be adjacent to Concho Street and shall be a minimum of nine <br />feet (9') in depth. Encroachments in the form of above grade awnings, bay <br />windows, signage, eaves, balconies and window sills shall be permitted. <br />However, said encroachments shall have a minimum clearance of 8' above <br />the sidewalk. <br />b. Minimum Side Yard Setback. The minimum side yards shall be considered to <br />be adjacent to North LBJ Drive and North Guadalupe Street and shall be zero <br />feet (0') in depth. Encroachments into the setbacks over sidewalks in the form <br />of above grade awnings, bay windows, signage, eaves, balconies and <br />window sills shall be permitted. <br />c. Minimum Rear Yard Setback. The minimum rear yard setback shall be a <br />minimum of five feet (5) in depth. Encroachments in the form of above grade <br />awnings, bay windows, signage, eaves, balconies and window sills shall be <br />permitted. <br />15 <br />
