a. Minimum Front Yard Setback. The minimum required front yard shall be 25 <br />feet. Encroachments in the form of above grade awnings, bay windows, <br />signage, eaves, balconies and window sills shall be permitted in accordance <br />with the requirements of the LDC. <br />b. Minimum Side Yard Setback. The minimum side yards shall be ten feet (10'). <br />Encroachments in the form of above grade awnings, bay windows, signage, <br />eaves, balconies and window sills shall be permitted in accordance with the <br />requirements of the LDC. <br />c. Minimum Rear Yard Setback. The minimum rear yard setback shall be a <br />minimum of ten feet (10'). Encroachments in the form of above grade <br />awnings, bay windows, signage, eaves, balconies and window sills shall be <br />permitted in accordance with the requirements of the LDC. <br />d. Height Restricted Setback. There shall be provided a 300 foot height <br />restricted building setback as described herein and indicated on the Concept <br />Plan. The maximum building height permitted within the 300 foot height <br />restricted setback shall be two (2) stories. <br />4.08. Dumpsters. All on -site solid waste receptacles (dumpsters) shall be enclosed <br />by a minimum six foot (6') tall screening fence constructed of material compatible <br />with the site development and architecture of the proposed structures. <br />4.09. Signage. Signage shall be provided in accordance with Chapter 6, Article 3, <br />Signs, of the City of San Marcos LDC. <br />4.10 Maximum Impervious Coverage. The maximum overall impervious coverage <br />permitted on the gross Project Site shall be 60% (including buildings, parking <br />structures, etc.). <br />4.11. Parks and Open Space. The Project Site will contain a 205 foot natural <br />greenbelt area adjacent to the south and west property lines as more particularly <br />described in Section 4.01 above that may, at the option of the Property Owner, <br />contain low impact trails, exercise stations or other similar amenity facilities. This <br />natural greenbelt area is intended to be utilized as a natural buffer between the <br />adjacent residential uses and the development on the Project Site and may be <br />utilized for passive type recreation activities only. <br />In addition to the private open space amenities, the Project Site will provide for <br />the establishment of a Park, Recreation and Open Space easement or land <br />dedicated and conveyed to the City as parkland subject to the approval of the <br />Planning and Zoning Commission and containing approximately 36 acres of land. <br />Chapter 7, Article 6 of the City of San Marcos LDC outlines the requirements for <br />parkland dedication.
