A right only turn lane can be developed for traffic <br />going North on Holland turning right on to Academy <br />with turtles installed to force this turn; and <br /> <br />9. Academy Street can be renamed Sessom. <br /> <br />B. The question of density of multi-family housing became 'an <br />issue of dwelling units density versus vehicle density. <br />It was argued by the neighborhoods that multi-family rental <br />units would represent a high vehicle density given the----- <br />apparent student tenant characteristics. To this end, the <br />developer has agreed to commit as much as possible the <br />multi-family units to condominiums. It was contended by <br />the neighborhood group that this effort would have little <br />effect on student tenant characteristics. While that point <br />could be argued still further, the issue is that the devel- <br />opment of condominiums would have some impact, however <br />minimum or extensive. <br /> <br />C. A concern was raised involved the City's sewerage system. <br />The proposed Phase II of the Hughson Heights Subdivision <br />would impact the sewerage system in two ways: <br /> <br />1. It would aggravate a problem concerning a bottleneck of <br />approximately 300' of sewerage pipe at Chestnut <br />and L.. B, .:r. Thi$ problem $hoult! be corrected <br />whether or not Phase II is developed and can be improved <br />at a nominal expense; <br /> <br />2. Total development of Phase II would put the City sewer- <br />age collection system at peak capacity in that vicinity <br />of the City. This problem is one that must be faced <br />whether Phase II occurs or not if development is going <br />to occur in that quadrant of the City. Resolution of <br />this problem beyond total development of Phase II <br />dictates that the City must seriously consider a Sink <br />Creek sewerage collection system improvement in a three <br />to five year time frame. <br />
