STATE OF TEXAS <br />COUNTY OF HAYS <br />THIS AGREE= made and entered into this the day of , <br />1955, by and between Erik Ehrenborg Appraisal Company of Dallas, Texas, <br />:Party of the First Part, and the City of San Marcos, Texas, Party of the <br />Second Part: <br />W I T N E S 3 E T H <br />The Party of the First Part agrees to furnish the Party of the Second <br />Part the following services in the methods of Realty Valuation for taxation <br />purposes of all taxable improvements, lots and parcels of land within the <br />limits of Party of the Second Part. <br />1: BUILDINGS & 112ROVJIUNTS <br />..The Party of the First Part agrees to measure and describe all buildings <br />and improvements upon lots and parcels inside the limits of Party of the <br />Second Part, applying factors of valuation and depreciation for each, based <br />upon a normal cost of new reproduction, or any years cost factor designated <br />by Party of the Second Part, with specific depreciation expressed in one <br />percentage, for consideration of mechanical deterioration, obsolescence, age <br />and lack of utility. <br />Data and information of each building will be tabulated on a permanent <br />card record, size 5" x 8 ", showing size, class and kind, as well as all <br />pertinent information necessary in determining, the valuation and depreci- <br />ation of the structures as ascertained by local investigation. <br />2: LAND <br />The Party of the First Part agrees to furnish the services of experts <br />in land valuation methods, who will set lot or agreage units on each single <br />street inside the limits of the Party of the Second Part, for the approval <br />of a local board consisting of three (3) or more members appointed and <br />furnished by the Party of the Second Part and at no cost to Party of the <br />First Part. Upon approval by the committee of these units the organization <br />will compute the valuation of all tracts accurately, proportionately and <br />truly, also taking into consideration contours, of the land as well as <br />depreciation for creeks, etc. <br />3: MAPS <br />The Party of the First Part agrees to furnish the Party of the Second <br />Part a complete set of block maps and ownership sheets of all property <br />inside the limits of the City of San Marcos Texas. Ownerships to be <br />taken from last tax roll and information gained in the field. <br />The Party of the Second fart agrees to allow the Party of the First <br />Part the use of all existing maps and records. <br />4: BUSIV7•1SS AND PERSONAL PROPE'RTY', INDUSTRIAL PLANTS AND PUBLIC <br />UTILIT ES <br />The party of the First Part agrees to furnish the services of experts <br />in the valuation of all Business, Industrial and Public Utilities and make <br />an appraisal of same. It is expressly understood that this contract will <br />not include personal property in homes, automobiles, live stock, jewelry, <br />stock and bonds or any intangible property. However, an automobile and <br />truck schedule will be supplied for guidance of assessor. <br />5: EXEMPT PROPERTIES <br />This service shall not include any Personal or Realty properties <br />exempt from taxation inside the limits of the Party of the Second Part, <br />6: GENERAL <br />The Party of the First Part agrees to instruct the assessor in the <br />use of the methods of valuation and computation, so that the system in- <br />stalled may be continued and kept up to date in the future. <br />
