<br />same amount shall fall due and payable on the same day of each and every <br /> <br />month, or six months term, during the life of this lease contract. <br /> <br />I <br /> <br />Lessee agrees and binds itself to, during the term of this lease, <br /> <br />maintain said golf' course in a proper manner, and to use the said property <br /> <br />here leased only f'or the purpose of operating thereon a municipal golf' <br /> <br />course, and lessee shall not sub-let the said property without first obtaining <br /> <br />consent of lessor in writing. <br /> <br />Lessee covenants to imemnify, save, hold and keep hal'Dlless, the Lessors <br /> <br />of and from any loss, cost, damage, cause of action, expense or liability <br /> <br />growing out of or arising from any accident or occurrence causing injury <br /> <br />to any person or property, due directly or indirectly to the use or <br /> <br />occupancy of the said premises by Lessee, or to Lessee's maintenance and <br /> <br />I <br />II <br /> <br />operation of said Golf Course, golf' shop, or other activity or improvement <br />or appliance on the demised premises, and all that is connected therewith. <br />Lessor shall, during the terms of this lease, have free golfing <br />privileges on said course fOI1~and~ fami~ <br />Lessor guarantees to lessee the quiet and peaceable possession and <br /> <br />enjoyment of the property and premises hereby leased for the f'ull teI'lll <br /> <br />hereof, so long as the terms and provisions of this contract are complied <br /> <br />with by lessee, and at the expiration of the teI'lll of' this lease, lessee <br /> <br />agrees and binds itself to re-deliver the property and premises to lessor <br /> <br />in as good condition as same ~re in at the beginning of the term of this <br /> <br />lease, normal depreciation and damage by fire or act of God excepted. <br /> <br />In the event any improvements upon said property are damaged or destroyed <br /> <br />during the term of this lease by fire or act of God, neither party shall be <br /> <br />under any obligation to replace or restore such damage. <br /> <br />I <br /> <br />It is understood and agreed that if lessee should f'ail to pay the rent <br /> <br />herein specified, as and when same becomes due under the terms hereof', or <br /> <br />shall fail to comply with I!lI1Y of the covenants or obligations herein contained, <br />then lessor shall have the right, at his option, to declare this lease <br /> <br />terminated, and re-take possession of the property here leased at any time <br /> <br />-2- <br />
