Rogers, hereiri called" Lessor". and the City of San Marcos., a Municipal Corporation situated in Hays County, Texas, hereJn called "Less"ee" '. :YYJJ1L~iLiLILLIi: Lessor is the owner of the fee simple title to all of that property lying and being situated in the County of Hays, State of Texas, and being that property known as the Spring Lake Golf Course, situated near the head of the San Marcos Riyer,being the same golf course now operated by Lessee on what is known as the .spring Lake Hotel Property. There is included in ~i,~ property that said nine hole golf course and all of the ground now used in connection with the golf course and also included in said property is a small building, which is nowpeing used as a club house and golf. shop, situatedattheeastem or south~astern comer of said Spring Lake HoteL property and fronting on the Old Post Road. There is also included in this property all of the other structures on said golf course, including shelters, tee box, and benches now bei ng us ed in connecti9n therewith. LesSor has agreed to and does hereby lease, and demise unto Lessee the above described property, all upon the terms and conditions as hereinafter stated, and Lessee has>agreed to and does hereby lease from lessor the above described property upon the terms and conditions as hereinafter stated. The lease shall be for a term of two years, commencing on January I, 1963. and terminating on Decemper 31, 1964, unless sooner terminated under the terms ,and conditions of this contract;
