<br />-3- <br /> <br />endorsement that such insurance may not be cancelled or amended <br /> <br />with respect to Lessee without ten (10) days written notice by <br />certified mail, return receipt requested, to City by the insurance <br />company. Any insurance policy herein required or procured by <br />Lessee shall contain an express waiver of any rights of subrogation <br />by the insurance company against City. A copy of said policy shall <br />be delivered by Lessee to City no later than May 23, 1981. Said <br />minimum requirement of insurance coverage shall not limit Lessee's <br />liability under Part VI of this lease agreement. <br /> <br />VIII. <br /> <br /> <br />Lessee shall have sole responsibility for control of crowds <br /> <br /> <br />present on said property during the period of time described in <br /> <br />Part II of this lease agreement. Said property shall be restored <br /> <br />at the end of the period of use to its condition immediately prior <br /> <br /> <br />to the starting date of the lease period. Lessee will gather and <br /> <br />dispose of litter and trash in connection with its operations <br /> <br /> <br />located on the property. Lessee shall take sufficient security <br /> <br /> <br />measures to safeguard the premises from theft and/or vandalism. <br /> <br /> <br />Lessee shall provide and put in place rope and stanchions which <br /> <br />will effectively identify said demised premises and will warn <br /> <br /> <br />members of the public using Airport of the use being made of said <br /> <br /> <br />demised premises. Such placement shall be subject to the approval <br /> <br /> <br />of City. Plans for placement shall be submitted by May 23, 1981. <br /> <br />IX. <br /> <br /> <br />Provision of adequate sanitary facilities during the term <br /> <br />of this lease shall be the sole responsiblity of Lessee. <br /> <br />X. <br /> <br /> <br />Lessee shall pay all utility bills which are attributable <br /> <br /> <br />to said auction conducted by Lessee. If installation of additional <br /> <br />utilities is necessary for such activites to be conducted during <br /> <br /> <br />the period of time described in Part II, the expense of said <br /> <br />installation shall be the sole responsibility of Lessee. Any such <br /> <br /> <br />installed utilities shall remain on said demised premises at the <br /> <br />termination of this lease agreement unless those utilities can be <br /> <br /> <br />removed without damage to said demised premises. <br />
