<br />Thence N. 440 51' E. 162.0 feet to a small copper pipe in <br />rock on the southwest line of the heretofore mentioned <br />City of San Marcos' small strip of land and on the North- <br />east line of the Festervan's tract of land for the most <br />Eastern corner; <br /> <br />Thence with the Southwest line of the City of San Marcos' <br />small strip of land and the Northeast line of the Festervan's <br />tract of land, N. 450 32' W. 335.2 feet to the place of <br />beginning, consisting of 1.25 acres. <br /> <br />TRACT TWO: Beg.inning at a concrete monument at the most <br />Southern-corner of Tract One described above, for the <br />West Corner of this tract, THENCE N. 440 51' E. 132 feet <br />along the Southeast line of TRACT ONE, THENCE S. 450 32' <br />E. 33 feet to a point 17 feet from the North corner of <br />that tract conveyed by Bryan Baldridge, et ux., to Ben H. <br />Festervan, by deed dated October 3, 1961, and recorded in <br />Volume 188, pages 261 et seq., Hays County Deed Records, <br />THENCE S. 440 51' W. 132 feet to a point which bears N. 450 <br />32' W. 17 feet from the West corner of said.. tract conveyed <br />by Bryan Baldridge, et ux., to Ben H. Festervan, THENCE N. <br />450 32' W. 33 feet to the place of beginning; this tract <br />is SUBJECT, however, to that right-of~way easement reser- <br />vedby Everett Johnson, et ux., in deed to Ben H. Festervan, <br />dated October 9, 1964, and of record in Volume 202, page <br />566, Hays County Deed Records. <br /> <br />TRACT THREE: Beginning at the above-mentioned West corner <br />of the tract conveyed by Bryan Baldridge, et ux" to Ben H. <br />Festervan, THENCE N. 450 32' W. 17 teet to the South corner <br />of TRACT TWO. THENCE N. 440 51' E. with the Southeast line <br />of TRACT TWO to the East corner thereof, THENCE S. 45032' <br />E. 17 feet to a concrete marker for the above-mentioned <br />North corner of the tract conveyed by Bryan Baldridge, et <br />ux., to Ben H. Festervan, THENCES. 440 W. 132 feet to the <br />place of beginning; this tract is SUBJECT, however, to <br />that right~of~way easement granted by Ben H. Festervan and <br />wife, Nova Festervan, to EverettF.
