<br />17~ <br /> <br />I <br /> <br />able to Lessor, and agrees to furnish Lessor evidence that such <br /> <br /> <br />insurance is in full force and effect at all times. But Lessee <br /> <br /> <br />guarantees Lessor against all such risks, whether covered by <br /> <br /> <br />liability insurance or not. Lessee covenants not to permit or <br /> <br /> <br />suffer any lien of mechanic's, contractor's, laborer's, or <br /> <br /> <br />materialmen to attach to the leased premises by reason of any of <br /> <br /> <br />the buildings, improvements, installations, or repairs made there- <br /> <br /> <br />on by Lessee. <br /> <br />I <br /> <br />XI. <br /> <br /> <br />Lessor owns certain paved roads which it has ihstalled at <br /> <br /> <br />its own expense on its own property, the said roads leading f~om <br /> <br /> <br />the public road known as the Old Post Road, across said golf course. <br /> <br /> <br />and to the premises occupied by the Aquarena amusement enterprise <br /> <br /> <br />complex and to Aquarena Springs Motor Hotel, and nothing herein <br /> <br /> <br />contained shall give Lessee any rights in and to the land occupied <br /> <br /> <br />by said paved roads which would in any wise conflict with Lessor's <br /> <br /> <br />continued use of said roads as a means of ingress to and egress <br /> <br /> <br />from the public road to and from Lessor's amusement enterprises <br /> <br /> <br />and hotel; but the use of said paved road areas by Lessee shall be <br /> <br /> <br />in such a way as not to interfere with the continued use by Lessor <br /> <br /> <br />of said paved strip of land for ingress and egress, and Lessee's <br /> <br /> <br />right to use said roads for golf club purposes shall be subordinate <br /> <br /> <br />to Lessor's right to use said roads for ingress anq egress. <br /> <br /> <br />XII. <br /> <br /> <br />Lessor guarantees to Lessee the quiet and peaceable possession <br /> <br /> <br />and enjoyment of the property and premises hereby leased for the <br /> <br /> <br />term hereof, so long as the terms and provisions of this contract <br /> <br /> <br />are complied with by Lessee. And at the expiration of the term <br /> <br /> <br />of this lease, Lessee agrees and binds itself to re-deliver the <br /> <br /> <br />property and premises to Lessor in as good condition as same were <br /> <br /> <br />at the beginning of the term of this lease, normal depreciation <br /> <br /> <br />and damage by fire or Act of God excepted. <br /> <br /> <br />XIII. <br /> <br /> <br />In the event that any improvements upon said property are <br /> <br /> <br />damaged or destroyed during the term of this lease by fire or Act <br /> <br />I <br />
