Al though the study of Land Use Flen Nil 1 be <br />limited to Airport requirements as a~ainst findin~ land for <br />industrial use, neverthless, there are fring"e areas along run- <br />ways and taxiways th~t are needed for their protection, but do <br />afford the opportunity of some incidental use. <br /> <br />I <br /> <br />In the study, the various areas comprising the 1000+ acres will <br />be evaluated so that some time phasing can be applied as to <br />their continued need for aviation purposes. For example, if <br />some areas will be needed for aviation at the end of aiD-year <br />period, then there is no reason why such real estate cannot be <br />used in the interim for its best use for that period, and then <br />becoming available for aviation purposes at the end of that period. <br />This should reduce some guess work in trying to lease land for <br />some incidental use in which it cannot be determined that such <br />leasing would be contrary to the purpose of the transfer agree- <br />~ent requirino: that the property be available for aviation <br />purposes. <br /> <br />All of the future use of real estate on this Airport will be <br />coordinated Nith the policies, programs and objectives of the <br />local comprehensive planning organization. <br /> <br />TE~MINAL AREA PLAN. The terminal area must also consist of a <br />drawing, or a series thereof, on much larger scale, together with <br />commentary and explanations in the written portions of the plan, <br />which can be used to show the existino: configuration of building and I <br />layouts for siting purposes of those needed in the immediate <br />future and ultimately. <br /> <br />The facilities to be included in the Flan are terminal/admin- <br />istration buildings, hangars and maintenance/service buildings, <br />aircraft parking tie-down areas, automobile parking, entrance <br />and service roads, and evaluation of existing crash-fire rescue <br />accessibility. <br /> <br />I <br /> <br />A siting of buildings will be accomplished in the best present <br />day usage at most airports, but it will remain flexible to <br />accomodate specific requirements on this Airport. <br /> <br />SCHEDULE OF PROPOSED DEVELOPMENT AND FINANCIAL PLANNING. Under <br />this catafory, alr-5f the necessary development, too:etner with <br />aSSigning of time period and cost estimates, will be shown. In <br />addition, statistics on probable revenue that can be obtained <br />from the Airport and that which may be assigned fro:n other sources <br />will be included, and priorities aSSigned as to what will be <br />used for maintenance and what can be used for development. <br /> <br />Upon complet ion of this cata.gory, the informat ion will be used <br />for applying to assisting agencies, such as Texas Aeronauticel <br />Commission and Federal Aviation Administration for funding <br />support. <br /> <br />J <br />
