<br />I <br /> <br />I <br /> <br />I <br /> <br />1m -6- 2/24/77 <br /> <br />195f <br /> <br />Incorporated, reserves the right to review such sublease <br />prior to its execution, in order to form its own judgment <br />and opinion as to whether or not such total conformity is <br />expressed in said sublease. <br /> <br />IX. <br /> <br /> <br />Lessee shall have the right to make improvements, <br /> <br /> <br />betterments, additions and repairs to the said golf course <br /> <br /> <br />and the building thereon used for club rooms and golf shop, <br /> <br /> <br />as may be deemed necessary or advisable by Lessee from time <br /> <br /> <br />to time, but any and all such improvements, bet~erments, <br /> <br /> <br />additions and repairs shall be deemed permanent fixtures <br /> <br /> <br />and a part of the realty and title thereto shall immediately <br /> <br /> <br />pass to and remain in Lessor. <br /> <br />X. <br /> <br /> <br />Lessee covenants to indemnify, save, hold and keep harm- <br /> <br /> <br />less, the Lessor of and from any loss, cost, damage, cause of <br /> <br /> <br />action, expense or liability growing out of or arising from <br /> <br /> <br />any accident or occurrence causing injury to any person or <br /> <br /> <br />property, due directly or indirectly to the use, occupancy <br /> <br /> <br />or possession of the demised premises by Lessee~ its agents, <br /> <br /> <br />servants, employees, and invi tees; or due to Lessee I s maint.en- <br /> <br /> <br />enance and operation of said golf course, golf shop, club <br /> <br /> <br />rooms, or any other facility connected with or part of said <br /> <br /> <br />demised property. Without limitation upon the generality of <br /> <br /> <br />the foregoing, Lessee agrees to procure and keep in force <br /> <br /> <br />liability insurance in not less than the amount of $50,000.00 - <br /> <br /> <br />$100,000.00, if that can be done, in a company or companies <br /> <br /> <br />acceptable to Lessor, and agrees to furnish Lessor evidence <br /> <br /> <br />that such insurance is in full force and effect at all times. <br /> <br /> <br />But Lessee guarantees Lessor against all such risks, whether <br />
