<br />180-f <br /> <br />a. A person may sell as many as. two parcels of land <br />if all tracts sold are adjacent and contiguous <br />with a public street or road and comply with the <br />minimum lot sizes as specified in this Ordinance. <br /> <br />b. All division of land into tracts or parcels of five <br />(5) acres or more and each of which are adjacent and <br />contiguous with a public street or road. <br /> <br />I <br /> <br />c. All division of land into five (5) or less lots, each <br />of which contains an area of two (2) acres or more, <br />and each of which are adjacent and contiguous with <br />a public street or road. <br /> <br />40. Surveyor: A Licensed State Land Surveyor or a Registered <br />Public Surveyor as authorized by the State Statutes to <br />practice the profession o,f surveying. <br /> <br />41. Thoroughfare Plan: Street plan which is part of the <br />Master Plan. <br /> <br />42. Townhouse or Rowhouse: One (1) of a group of no less <br />than three (3) nor more than twelve (12) adjoining <br />dwelling units sharing a common wall with one or more of <br />said adjoining dwelling units, each dwelling unit located <br />on a separate lot. <br /> <br />ARTICLE III - SPECIAL PROVISIONS <br /> <br />Section A. Authority of the Director of Public Works. <br /> <br />I <br /> <br />The Director of Public Works is hereby authorized and directed <br />to promulgate City standards for the design, construction, <br />installation, location, and arraijgement of streets, curbs, street <br />lights, street signs, alleys, utility layouts, utility easements, <br />gates for utility easements, sidewalks, water supply and water <br />distribution systems, fire hydrants, sewage disposal systems, septic <br />tanks, water wells, monuments, criteria'for drainage easement <br />requirements, drainage facilities, and crosswalk ways. All <br />subdivision improvements shall be in accordance with such City <br />standards as approved by the Council. <br /> <br />Section B. Authority of Plat Review Committee. <br /> <br />There shall be established a Plat Review Committee which shall <br />insure compliance with all applicable City Codes and Ordinances, <br />assist in the orderly and harmonious developments of the City of <br />San Marcos, and maintain the stability of land values and community <br />welfare. <br /> <br />1. Committee. The Plat Review Committee shall consist of <br />the following individuals or their authorized representative: <br /> <br />a, The Director of Public Works who shall act as <br />Chairman; <br /> <br />I <br /> <br />b, The Planning and Zoning Administrator who shall act <br />as Chairman in the absence of the Director of Public <br />Works; <br /> <br />c. The City Engineer; <br /> <br />d. The City Attorney; <br /> <br />e. Head of City Water and Wastewater Department; <br /> <br />f. Head of City Street Department; <br />
