<br /> Know all men by these presents that we, Helmuth H. Wisian
<br />and Hulda Eilers Wisian, husband and wife, of the County of Hays
<br />and State of Texas, for and in consideration of the sum of One
<br />Thousand Two Hundred Fifty and No/100 ($1,250.00) Dollars cash to
<br />us in hand paid by Jack F. Harper and Murray M. Harper, the receipt
<br />whereof is hereby acknowledged and confessed, have granted, sold
<br />and conveyed, and by these presents do grant, sell and convey, unto
<br />the said Jack F. Harper, of the County of Hays and State of Texas,
<br />and Murray M. Harper, of the County of Caldwell and State of.Texas,
<br />all of those certain tracts or parcels of land lying and being
<br />situated in Hays County, Texas, as follows:

<br /> A part of and out of the J. M. Veramendi Survey No. Two
<br />(2) in said Hays County, and a part of that 2.28 acre tract convey-
<br />ed by and described in that deed from E. R. Andrews, et ux, to
<br />Helmuth H. Wisian and Hulda L. Wisian, such instrument being dated
<br />June 16, 1950, and of record in Volume 147, page 25, Hays County
<br />Deed Records, described by metes and bounds as follows: BEGINNING
<br />at an i~on p~pe in a fence for the North right-of-way line of Texas
<br />Highway No. 80 and the South line of said 2.28 acre tract, and a
<br />corner post for the S, W. corner of said 2.28 acre tract bears S. 73°
<br />34' E. 41.7 feet, the beginning corner being the N. W. corner of the
<br />property hereby conveyed; THENCE N. 46° 24' E. 282.2 feet to an iron
<br />pipe on the S. W. line o~ a tract conveyed by Mrs. M. E. Danforth to
<br />D. D.. Watson by deed dated November 1, 1928, and recorded in Volume
<br />97, pages 351-3, Hays County Deed Records, and on the N. E. line of
<br />a 50 acre tract conveyed by W. H. Thompson to Katherine Thompson
<br />Rich by deed dated October 1, 1942, and recorded in Volume 125, pages
<br />253-4, Hays County 'Deed Records, and on the N. E. line of said 2.28
<br />acre tract, this point being the N. E. corner of the tract hereby
<br />conveyed;~ THENCE S. 47° 25' E. approximately 72.6 feet to the N. E.
<br />corner of thai 2 acre tract of land described in and conveyed by
<br />that deed from E. R. Andrews, et ux, to Ben F. Bowles, such insuru-
<br />ment being dated September 20, 1947, and recorded in Volume 139, page.~
<br />209-10, Hays County Deed Records; THENCE with the N. W. line of sai~-~
<br />2 acre tract S.47° 31' W.259.3 feet to the N. W. corner of said 2
<br />acre tract, such point also being the S. W. corner of the tract here-
<br />by conveyed; THENCE N. 73° 34' W. 41.7 feet to the place of beginn-
<br />ing. To each of said deeds, and their records, reference is here
<br />made and same made a par~ hereof for all pertinent purposes.

<br />SECOND TRACT:

<br /> A part of the J. M. Veramendi League No. Two (2) in said
<br />Hays County, consisting of ~e-half acre of la~d~ m~re or less, and
<br />being part of the one acre tract ot zan~ descrzbed zn and conveyed
<br />by that deed from Horace H. Greet and wife Marion Violet Greet to
<br />Arthur N. Pope and wife Edith Backman Pope, dated the 23rd day of
<br />March, 1955, and recorded in Vol. 164, pages 356-57, Deed Records of
<br />Hays County, Texas; the above and foregoing One acre is that same
<br />identical real property conveyed by and described in deed from Ben F.
<br />Bowles and wife Elizabeth J. Bowles to Horace H. Greet and wife,
<br />Marion Violet Greet, dated the 9th day of September, 1948, and re-
<br />corded in Vol. 142, pages 52-53, Deed Records of Hays County, Texas~
<br />this One acre tract being a part of the ~wo acre tract of land des-
<br />cribed in and conveyed by that deed from E. R. Andrews and his wife
<br />Rheuie Andrews to thesaid Ben F. Bowles, dated the 20th day of
<br />September, 1947, and recorded in Volume 139, pages 209-210, Deed
<br />Records of Hays County, Texas; that part of said One (1) acre hereby
<br />conveyed being particularly described by metes and bounds as follows:
