<br />A print of the site plan shall be circulated to the <br />fol lowing City departments by the Building Official, and <br />approval obtained from them prior to the issuance of a <br />permit: publ ic works; traffic engineering; pol ice; fire; <br />planning; health; tax and finance departments. <br /> <br />B. ~ Requirements, Any mobile home park constructed <br />after the adoption of this Ordinance, and for any extension or <br />addition to an existing mobile home park in the City, shall <br />be done in compliance with the following site requirements. <br /> <br />(1) Location. A mobile home park shal I have no less <br />than fifty (50) mobile home spaces and shall be located <br />only on sites having a zoning classification of MHP; as <br />defined in the Zoning Ordinance of the City of San MarcO,j;. <br /> <br />(2) Basic Mobile ~ Minimum Site Requiremen~s. <br /> <br />(a) Space Requirements. Each mobile home space <br />shall provide a minimum area ,of three thousand, two hundred <br />(3200) square feet; however no mobile home space sha II have <br />dimensions less than forty (40) feet on the narrow dimension <br />nor eighty (80) feet on the long dimension. <br /> <br />(b) Open Space Requirements. <br /> <br />(1) ,The minimum front yard setback shall be ten (10) <br />feet from the nearest corner of the mobile home to the front <br />I ine of the mob~le home space. <br />(2) No mobile home shall be closer than ten (10) <br />feet to any lot I ine nor closer than twenty five (25) feet <br />to the lot I ine adjoining a public street, <br />(3) For other structures on each space, the <br />minimum front yard setback shall be at least ten (10) feet. <br />(4) The minimum distance between mobile hnmes <br />at any point shall be twenty five (25) feet, <br /> <br />(c) Height Regulations, <br /> <br />(1) The height I imit for any structure intended <br />for occupancy in the mobile home .park sha II be twenty five <br />(25) feet, <br />(2) The average height of the mob.i Ie home ft\ame <br />above the ground elevation, measured at 90 degrees to the <br />frame, shal I not exceed three (3) feet. <br /> <br />(d) Soil and Ground Cover. Exposed ground surfaces <br />in all parts of every mobile home park shall be paved, <br />covered with stone screening or other sol i~ material, or <br />protected with a vegatative growth that is capable of pre- <br />venting soil er,os'ion and of eliminati'ng dust. <br /> <br />(e) Drainage. The ground surface in all parts of <br />a park shal I be graded and equipped to drain al I surface <br />water i,n a safe, efficient manner. <br /> <br />(f) Design and Location of Storage Faci lities. <br />Un~essprovided 'in current mobile home models, storage <br />facil ities with a minimum capacity of 200 cubic feet per <br />mobile home space may be provided on the space or in com- <br />pounds located within one hundred (100) feet of each space. <br />Where provided, storage faci I ities shall be designed ina <br />manner that wi II enhance the appearance of the park and shall <br />be faced with masonry, porcelainized steel, baked enamel <br />steel or other material equal in fire resistance, durability <br />and appearance. Storage outside the perimeter walls of the <br />mobile home shall be permitted only if in such facil ities. <br /> <br />(g) Mobile Home Stands.
