Ms. Barrett, Director of Planning and Development, stated yes, Master Auto was required to follow a similar zoning process. She stated she feels rezoning to C-2 Heavy Commercial District could attract more businesses. Mr. Thomaides inquired whether the open lot would be used for storing wrecked cars. Alan Wiley, applicant, stated the fence would be moved up to the building to enclose the open lot, but there would be a front entrance. He also stated there will be wrecked cars located there temporarily until they are moved. Mr. Thomaides stated he is concerned with wrecked cars being located along the frontage road. He stated he is okay with moving the wrecked cars to the back, but concerned with the additional businesses this zoning would attract. On roll call the following vote was recorded: AYE: Diaz and Bose. NAY: Guerrero, Mihalkanin, Narvaiz and Thomaides. ABSTAIN: None. The motion failed. Mayor Narvaiz introduced for consideration a public hearing and adoption of a Zoning Ordinance, the caption which was read as follows: AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY REZONING A 0.3774 ACRE TRACT OF LAND LOCATED AT 122 NANCE STREET FROM UM" SINGLE- FAMILY, DUPLEX AND NEIGHBORHOOD BUSINESS DISTRICT TO UR-2" SINGLE- FAMILY DWELLING DISTRICT (MEDIUM DENSITY); INCLUDING PROCEDURAL PROVISIONS; AND PROVIDING FOR PENALTIES. Mayor Narvaiz opened the public hearing and asked if anyone wished to speak. No one did, so Mayor Narvaiz closed the public hearing.
