The Property Owner believes that <br />such an environment provides a higher quality of life than requiring that every daily need <br />be serviced by the use of the automobile. <br /> <br />[n addition. the Property Owner expects that the residents will consist primarily of <br />students and staff of Texas State University. With nightly studies, projects and multiple <br />activities consuming much of the day, the Property Owner will seek to provide. within <br />th(~ Project Site itself, services and amenities that enhance their quaHty of life, such as a <br />pool for recreation, study rooms for group study, daily service retail (such as a coffee <br />shop), possibly a sandwich shop, up to six live/work units (that we expect will provide <br />services to the community) and internet cafés for internet surfing, and the like. <br /> <br />The ultimate goal of The Sanctuary is to serve both the Project residents and the San <br />Marcos community by locating the residents in an urban environment where their daily <br />life is served by establishments in the immediate area. <br /> <br />In addition, there are other factors that are significant in preserving and redeveloping the <br />Property: <br /> <br />The First Baptist Church of San Marcos (the "Church") has been a part of the fabric of <br />San Marcos for over 157 years, having begun its ministry in 1847. <br /> <br />Since 1927, the Church Sanctuary, located on approximatffly three acres at the comer of <br />North and Hutchison Streets, has been a San Marcos landmark. With its bell tower, <br />stained glass windows and Gothic architecture, the Church Sanctuary has stood on the <br />hill north of the downtown square providing a symbol of stability and purpose. For over <br />77 years and over 4,000 church services, and countless weddings, funerals and baptisms, <br />the Church Sanctuary has been a stabilizing, community-building force in San Marcos. <br /> <br />During the same century, Texas State University has educated thousands of students who <br />now lead San Marcos, the State of Texas and our country in positions of leadership and <br />intIuence. Texas State, now with over 26,000 students, has grown into a prestigious <br />institution of higher education. Texas State has also grown geographically to a point that <br />is almost adjacent to the Church Sanctuary; in fact, the closest University building is <br />about a block away_ <br /> <br />The goals of the Property Owner include the preservation of the Church Sanctuary as a <br />landmark for the City of San Marcos. Additionally, the location of the Church Sanctuary <br />is unique, with its proximity to downtovm, and has the potential to contribute to the <br />City's urban redevelopment activities. At the same time, the Property Owner wishes to <br />serve the students and staff of Texas State by converting the use of the Church Sanctuary <br />and the surrounding property to an urban village providing many benefits to Texas State <br />and the City of San Marcos, including: <br /> <br />.
