For each: <br />a. Efficiency apartment: 1 Y2 spaces. <br />b. One bedroom: 2 spaces. <br />c. Two bedroom: 2 Y2 spaces. <br />d. Three bedrooms or more: 3 spaces. <br />e. Where offices are provided on the site, visitor parking must be provided as per the <br />office parking requirements outlined in this section. Where clubhouses are provided on <br />the site, appropriate off-street parking must be provided as per the drinking <br />establishments requirements outlined in this section. <br /> <br />[Note: The Project will not include clubhouse space for outsiders. The Project will <br />include internal amenity space for the residents only in the form of television/game room, <br />group study room, internet café. exercise room and the like.] <br /> <br />Retail and other commercial uses outside the central business area, unless <br />otherwise described in this section, including but not limited to department stores, <br />clothing stores, grocery stores, phannacies, conveniences stores, bookstores, auto pm1s <br />stores, general merchandise stores, business support services, laundry services, product <br />repair services, barber and beauty shop services, etc.: 1 space for each 250 square feet of <br />gross floor area. <br /> <br />Eating and drinking establishments: 1 parking space for each 100 square feet of <br />gross floor area, or ] space for each 4 seats, whichever is less. Where pennanent <br />outdoor seating areas including decks, patios, or other unenclosed spaces are provided, <br />those areas shall be included in the calculation of gross floor area and total number of <br />seats. Establishments having only outdoor dining consisting of fewer than 16 seats shall <br />provide a minimum of 4 parking spaces. <br /> <br />4.022 On-Street Diaflonal and Parallel Parkin!!. The Property Owner shall construct and <br />maintain, as a part of the Project, diagonal parking along Hutchison Street and North Stl'eet of <br />not less than 50 spaces in the following manner: <br /> <br />Along North Street, adjacent to the Property, parallel parking shall be constructed and <br />maintained. The Property Owner may construct periodic planting islands. All such <br />planting islands shall be constructed and maintained by the Property Owner. <br /> <br />Along Hutchison Street, where existing parallel parking is permitted, the Property Owner <br />will construct diagonal parking spaces that do not encroach into the existing travel lanes <br />along Hutchison Street. Periodic planting islands, which do not encroach into the <br />existing travel lane of Hutclúson Street, shall be provided. In addition, the Property <br />Owner shall construct, within the existing Hutchison Street right-of-way, parallel parking <br />on the south side of such street.
