City Council Approval; March 20, 2007 <br />Zoning ordinance no. 2007-18 <br />• Administrative Amendment Approval: July 17, 2007 <br />City Council Amendment Approval: <br />zoning ordinance no. <br />by the City of San Marcos will be based upon the approved PDD and the <br />signage requirements herein. <br />7.2 Detailed freestanding signage requirements for this project are listed below. The <br />location of each sign may alter slightly. However, the height and total square <br />footages will not exceed the maximum detailed below'. Additionally, a unified <br />signage plan and signage renderings are attached as Exhibit 7- <br />(A) i Joint-use (up to 4 tenants), monument sign on McCarty Lane <br />Height: 7 ft. <br />Sign Area: 33 total sq. ft. <br />(B) 5 Joint-use (2 tenants), monument signs (4 along iH-35 and 1 on <br />McCarty Lane) <br />Height: 7 ft. <br />Sign Area: 32 total sq. ft. <br />(C:) 1 Joint-use, monument wall sign (up to 8 tenants) on 1H-35 <br />Height- 7 ft. <br />Sign Area: 200 total sq. ft. <br />(D) 1 Single-tenant, monument sign <br />Height: 7 ft. <br />Sign Area: 16 total sq, ft. <br />(E) 3 Joint-use, pylon signs on IH-35 <br />Height: 40 ft. <br />Sign Area., 252 total sq, ft. <br />7.3 In compliance with lighting and glare standards detailed in the Land <br />Developtnent Code, all signs will have backlit lighting, landscape lighting or <br />low lighting. <br />7.4 All attached and freestanding signs will be constructed in accordance with the <br />City of San Marcos' requirements_ <br />R This languge is intended to provide clarification that the sign glans must be submitted to the City and will be <br />reviewed and approved based on the signage plan and requirements in the approved PDD. <br />Sign square footages decreased for all signs except tar the monument wall sign (C). The square footage was <br />increased from 150 square fret to 200 square feet to allow eight (8) SX5 sign panels on the wall sign. The <br />• allowance for joint-use, wayfinding signs along Barnes Drive was removed along with the allowance of one (1) <br />monument sign for each lot not included on the joint tenancy sign. A revised master sign plan is submitted and <br />attached to this amendment to reflect the square footages included herein.
