1.3 TASK 3 -- MASTER PLAN AND CONCEPT DESIGN DEVELOPMENT <br />The Consultant will: <br />1.3.1 work with the City to prepare a master plan for the Project by determining user <br />requirements and design objectives, project budget, and operations and maintenance standards. <br />1.3.2 Prepare one black and white concept master plan to illustrate the concept and character of <br />the Project at a scale deemed appropriate in conjunction with the topographic base map prepared <br />as specified in Section 1.2 of this Agreement. The Consultant will present the design concept to <br />the City during three (3) separate meetings for its review and comment. The Consultant will <br />attend one (1) City Parks Board meeting to present the concept master plan for review and <br />comment. In addition, the Consultant will make necessary revisions to the design based on the <br />City's review and comments. <br />1.3.3 Upon the City's approval of the concept master plan, prepare one rendered final concept <br />master plan for City use and an opinion of probable construction costs for the concept master <br />plan for City review and comment. Both a hard copy and digital pdf of the final concept master <br />plan will be provided to the City <br />1.3.4 After the City's review and approval of the final concept master plan, attend a pre - <br />development meeting as organized by City staff to review development issues and project <br />procedures. <br />1.4 TASK 4 -- PRELIMINARY DESIGN <br />For the girl's fast pitch softball complex portion of the Project, the Consultant will: <br />1.4.1 Conduct four (4) meetings with the City and other interested parties to review progress <br />and coordination of the Project and to ensure that the master - planning intent of the Project is <br />carried into the early stages of construction document preparation. Both parties assume that <br />preliminary design will take 90 calendar days and that there will be no more than seven (7) <br />meetings included in this Task. The Consultant will prepare meeting agendas for each meeting <br />and distribute meeting minutes within five (5) calendar days of each meeting. <br />1.4.2 Plead the project team and coordinate the integration of preliminary design issues, <br />surveying, right of way issues, traffic control issues, utility engineering issues, ADA compliance, <br />permitting, and other services as previously approved and as applicable to the preliminary design <br />phase. <br />1.4.3 Prepare preliminary engineering documents based on approved design development <br />information and any further adjustments authorized by the City in the scope, quality or budget of <br />the Project. <br />Luck Design — Gary Sports Complex Improvements — Phase I Project Agreement <br />4 <br />
