necessary. Carma hereby agrees to reimburse the City for all costs and expenses incurred by the <br />City for inspection services within 30 days of receipt of a written invoice(s) from the City. <br />2.06 Golf Course. As part of the Project, a golf course shall be developed on the <br />Property and the golf course shall be designed and operated as per the applicable requirements of <br />the PDD Regulations including compliance with the Audubon International Signature Program <br />for Golf Courses. In the event the golf course ceases operation in the future, the golf course <br />acreage shall remain open space and any other use of the golf course acreage shall require City <br />approval. <br />2.07 Parkland Dedication; Recreational Amenities; Contribution Towards Acquisition <br />of Regional Open Space/Parkland. Carma agrees to the following: <br />(a) Carma shall construct a hiking/biking trail system (approximately 9 acres of land) <br />throughout the Property that shall be open to the public at the time of final platting of <br />land adjacent to the hiking/biking trail system improvements as shown on the <br />appoved Concept Plan Carma shall be responsible for maintenance of all trails. <br />Public parking to access the trails shall be available at the Club House/ Community <br />Center. <br />(b) Carma shall dedicate to the public approximately seven (7) acres of land within the <br />Property along the headwaters of Willow Creek at the time of final platting of land <br />adjacent to the headwaters of Willow Creek as shown on the approved Concept Plan <br />and shall be responsible for maintenance of such area. <br />(c) Carma shall dedicate to the public approximately eleven (11) acres of land within the <br />Property along the headwaters of Cottonwood Creek at the time of final platting of <br />land adjacent to the headwaters of Cottonwood Creek as shown on the approved <br />Concept Plan and shall be responsible for maintenance of such area. <br />(d) Carma shall dedicate to the public approximately 10 acres of land within the Property <br />for trail access points at the time of final platting of land adjacent to the trail access <br />points as shown on the approved Concpet Plan. Carma shall expend up to $75,000.00 <br />to improve such trail access areas with parking and water fountains at the time of <br />platting the property containing this acreage. <br />(e) In addition to the golf course and the above referenced dedications, approximately <br />one hundred (100) acres of additional land within the Property shall be retained as <br />natural open space. The acreage to be dedicated for each plat within the Property <br />shall be determined at the time each plat is presented for consideration. <br />(f) The proposed Club House restaurant and meeting/banquet halls shall be available for <br />public use. A wide variety of recreational amenities such as pools, tennis courts, spas, <br />and playgrounds shall also be constructed to address the recreational needs of the <br />Project's residents. <br />
