On July 27, 2004, the Planning and Zoning Commission of the City of San Marcos <br />held a public hearing regarding a request to establish the zoning for a 103.788 acre, more or less, <br />tract of property located in the 1400 - 1900 blocks of State Highway 21 as "PDD" Planned <br />Development District, with base zoning of "P" Public And Institutional District (13.003 acres, <br />more or less), "LB" Limited Business District (14.103 acres, more or less), and "R-2" Single- <br />Family Dwelling District [Medium Density] (76.683 acres, more or less), to be known as the <br />Blanco River Village Planned Development District. <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />did, on August 24, 2004, consider and vote to approve the request, and has recommended that the <br />request be approved by the City Council of the City. <br />3. The City Council held a public hearing on September 20 , 2004, regarding the <br />request. <br />4. All requirements of Chapter 114, Zoning, of the San Marcos City Code pertaining to <br />zoning map amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS:
