SECTION 1. The Official Zoning Map of the City, as described in Section 114.029 of <br />the San Marcos City Code, is amended to establish the zoning for the following three tracts of <br />real property (collectively, the "Project Site"), which are presently unzoned, as "PDD" Planned <br />Development District, with base zoning as described below for the respective tracts comprising <br />the Project Site, subject to the provisions of the land use plan and development standards <br />described in Section 2 of this ordinance: <br />TRACT 1: BASE ZONING: PUBLIC AND INSTITUTIONAL DISTRICT <br />Street address: 1400-1900 blocks of State Highway 21 <br />Size: 13.003 acres, more or less. <br />Legal description: See the metes and bounds description attached as Exhibit A. <br />Deed or plat reference: Volume 2415, page 651 of the Official Public Records of Hays <br />County, Texas. <br />TRACT 2: BASE ZONING: "LB" LIMITED BUSINESS DISTRICT <br />Street address: 1400-1900 blocks of State Highway 21 <br />Size: 13.003 acres, more or less. <br />Legal description: See the metes and bounds description attached as Exhibit B. <br />Deed or plat reference: Document Nos. 9904054 and 9908628 of the Real Property <br />Records of Hays County, Texas, and Volume 228, page 527 of the Deed Records of Hays <br />County, Texas. <br />TRACT 3: BASE ZONING: "R-2" SINGLE-FAMILY DWELLING DISTRICT <br />[MEDIUM DENSITY] <br />Street address: 1400-1900 blocks of State Highway 21 <br />Size: 76.683 acres, more or less. <br />Legal description: See the metes and bounds description attached as Exhibit C. <br />Deed or plat reference: Document Nos. 9904054 and 9908628 of the Real Property <br />Records of Hays County, Texas, and Volume 228, page 527 of the Deed Records of Hays <br />County, Texas, and Volume 2415, page 651 of the Official Public Records of Hays <br />County, Texas, and Volume 1505, page 38 of the Official Public Records of Hays <br />County, Texas. <br />2
