2. Six (6) foot height privacy fences are permitted along the side yards. <br />3. Fences that abut Parks and Alleys shall be Open Style Fences. <br />4. Where an alley is provided adjacent to lots in the Low Density Residential Area and such lots have <br />fences adjacent to the alley, a pedestrian passageway, or gate, shall be provided from the rear or side <br />yard to the alley of such lots. <br />2.3.7. Building Limitation and Requirements to the Low Density Residential Area (base zoning: R- <br />2 single family dwelling district) <br />1. Minimum lot area: <br />A. Internal: 4,000 square feet <br />B. Corner: 5,000 square feet <br />2. Minimum lot width: <br />A. Internal: 40 feet <br />B. Corner: 50 feet <br />3. No R-2 development shall exceed a density of more than 6 dwelling units per gross acre. <br />4. Minimum Lot depth: 100 feet <br />5. Minimum depth of front setback: 10 feet <br />6. Minimum depth of rear setback (principal building): 15 feet <br />7. Minimum depth of rear setback (garage): 5 feet <br />8. Maximum building coverage as a percentage of lot area: 60% <br />9. Maximum height of structures: 35 feet or. 2'/ stores, whichever is less. <br />10. Open terraces, decks and porches not over 30 inches above the average level of the adjoining ground <br />may project a distance not exceeding 5 feet into required yards; provided, however, that no at-grade <br />projection shall extend closer than 5 feet to any interior side or rear property line, or closer than 7 feet to a <br />front property line or 15 feet to an exterior side property line. <br />2.3.8. Additional requirements to the Low Density Residential Area <br />1. Front Porch Regulations <br />A. Single family detached residential units shall comply with the following: <br />a 1. Eighty percent (80%) of the principal dwelling structures shall be required to include a <br />front porch with forty (40) square feet of total front porch area. <br />2. Twenty percent (20%) of the principal dwelling structures shall not be required to <br />comply with any minimum front porch regulations set forth herein. <br />2. There are no front porch requirements for single family attached residential. <br />3. Front porch measurements: <br />A. Dimensions of front porches shall be based on the extent of exposed slab. <br />-- B. Percentage of compliance as set forth above shall be measured on a plat-by-plat basis. <br />4.
