North 23°39'43" East a distance of 43.22 feet (record -North 20°57'56" East a distance of <br />43.22 feet) to a calculated point for the northwest corner of the 62.173 acre. tract, the <br />northeast corner of said 3.61 acre (Tract One), and being in the south line ofa 100 foot wide <br />railroad right-of-way conveyed to Taylor, Bastrop & Houston Railroad Company by deed of <br />record in Volume V, Page 447 of the Deed Records of Hays County, Texas; <br />THENCE South 72°53'45" East (record - South 75°35'32" East), along the north line of the 62.173 <br />acre tract and the south right-of-way line of said 100 foot wide railroad right-of-way a distance of <br />753.36 feet to a calculated point, from which a 1/2" iron rebar found with plastic cap which reads <br />"C.D.S. MAUERY S.A. TX" for the northwest comer of a 5.11 acre tract of land conveyed to James <br />E. Browder and wife, Linda C. Browder by deed of record in Volume 306, Page 284 of the Deed <br />Records of Hays County, Texas, and being an angle point in the north line of the of the 62.173 acre <br />tract bears, South 72°53'45" East (record - South 75°35'32" East) a distance of 1785.76 feet; <br />THENCE crossing through the 62.173 acre tract the following three (3) courses: <br />1. South 17006'40 West a distance of 168.49 feet to a calculated point for a point of curvature; <br />2. Along a tangential curve to the left, having a radius of 61.22 feet, a delta angle of 47°33'32", <br />an arc length of 50.82 feet, and a chord which bears South 07°00'29" East a distance of <br />49.37 feet to a calculated point; <br />3. South 35°11'55" West a distance of 635.92 feet to the POINT OF BEGINNING. <br />This parcel contains 13.003 acres of land, more or less, out of the Juan De Veramendi Survey No. 2, <br />Abstract No. 17, in Hays County, Texas. <br />Bearing Basis: Chord bearing of the north right-of-way line of State Highway 21, between <br />Engineer's Centerline P.C.
