f
3) Boundary Analvsis — Analyze the results of the survey utilizing the deed study and
the data from the field survey. In addition, the Engineer's surveyor will locate the
existing right -of -way lines and the side property lines of each of the subject
properties.
4) Prevaration of ROW Documents:
a) Prepare ROW acquisition documents in accordance with the TxDOT Right -of-
way Manual and TxDOT Austin District requirements.
b) Develop a base map (deed study) showing ownership of the subject properties and
record tract lines based upon the current deeds.
c) Provide the approved schematic and ROW configuration for the Project after
receiving approval from TxDOT. After receiving the ROW parcel calculations,
changes to the number of parcels and/or revisions to the ROW configuration after
schematic approval and calculations begin will be handled as an additional
service.
d) Utilizing the base map, boundary surveys the proposed right -of -way line location;
compute the boundaries of the right -of -way parcels for each of the subject
properties.
e) Draft the ROW plans to a scale of 1 inch equals 50 feet based upon the above
stated TxDOT ROW standards. The Engineer estimates that there will be
approximately seven map sheets including an index/control sheet and a plan cover
sheet. In addition, the Engineer will prepare a closure computation for each ROW
parcel on the plans.
f) Draft ROW parcel plats based upon the above stated TxDOT ROW standards for
each of the 15 ROW parcels. The Engineer will prepare the parcel plats on 8 1/2"
x 11" pages at a scale of 1 inch equals 50 or 100 feet, depending on the parcel
size. In addition, the Engineer will prepare a closure computation for each of the
plats.
g) Prepare a ROW property description based upon the above stated TxDOT ROW
standards for each of the 15 ROW parcels as well as a closure computation for
each of the descriptions.
h) Compare descriptions in the ROW plans and parcel plats (bearings, distances,
stations and offsets, deed references, etc.). Check partial dimensions versus
overall dimensions and complete final mark -ups and corrections.
i) Submit the above described survey documents (right -of -way plans, parcel plats,
property descriptions, and closure computations) to the TxDOT District for
review. Upon the completion of the review of ROW survey documents, the
Engineer will make corrections, address concerns and submit the documents to
TxDOT in final format.
5) Monumentation:
a) Set V2 inch iron rods with TxDOT aluminum caps at the property line intersections
with the new ROW (approximately 12).
b) Set TxDOT brass caps in concrete (Type Il monuments) at Points of Curvature
and Points of Tangency, ( "PCs/PTs ") angle points and at 1500 foot intervals
along the proposed ROW line of Loop 82 (approximately 28 monuments) and
HDR — Loop 82 Project Agreement
11
