B. DeFnitions <br />Rain Garden: A planted depression that utilizes native plants and materials and <br />that allows rainwater runoff from impervious urban areas like roofs, driveways, <br />walkways, parking lots, and compacted lawn areas the opportunity to be <br />absorbed, thus decreasing the risk of flooding and improving water quality. <br />C. Zoning <br />The base zoning district for this PDD is MF -24 (multi- family). All standards and <br />requirements of the MF -24 district shall apply to the PDD, except as and to the <br />extent set forth in the or in conflict with the Plan. The property shall be regulated <br />for purposes of zoning by the Plan. <br />D. Density <br />A base zoning designation of MF -24 with an overall site density of 30 units per <br />acre rather than 24 units per acre is permitted. <br />E. Sidewalk Improvements <br />Widening of the sidewalk along Clark Street to 4 feet and to be constructed to <br />City of San Marcos standards shall take place prior to the issuance of a <br />Certificate of Occupancy for the renovation of any breezeway /storage units into <br />residential units. <br />F. Parking <br />The following parking improvements shall take place prior to the issuance of a <br />Certificate of Occupancy for the renovation of any breezeway /storage units into <br />residential units: <br />• Parking shown in Exhibit B shall be restriped and identified as compact <br />parking. <br />• Bike parking in the amount of 10% of automobile parking will be provided on <br />site. <br />C <br />
