• An alternative parking analysis will be required to be submitted. <br />G. Location of Dumpsters <br />Due to the age of the development the apartment complex was not required to <br />meet the location and screening requirements that are in place today for <br />dumpsters. The following improvements shall take place prior to the issuance of <br />a Certificate of Occupancy for the renovation of any breezeway /storage units into <br />residential units: <br />• Relocation of dumpsters from in front of front fagade of buildings <br />• Screening of all dumpsters with one of the following approved screening <br />techniques: privacy fences, evergreen vegetative screens, landscape <br />berms, existing vegetation or any combination thereof <br />H. Rain Gardens <br />Due to the location of the subject property in the Upper San Marcos River <br />Watershed the inclusion of rain gardens as a water quality measure allows for <br />increased treatment of storm water runoff. The following improvements shall <br />take place prior to the issuance of a certificate of occupancy for the renovation of <br />any breezeway /storage units into residential units: <br />• The construction of a rain garden in the areas shown in Exhibit C. <br />• Cut 1' breaks into the existing vegetative aisles along the parking lots shown <br />in Exhibit C to allow for increased site drainage. <br />L Rain Water Harvesting <br />The following improvements shall take place at the time the breezeway /storage <br />units are renovated into residential units within the respective building: <br />• Install rain water collection systems in each of the building courtyards to <br />provide irrigation to the courtyard gardens /open space. <br />7 <br />
