<br />A. Normal Requirements for Anticipated Maximum Enrollment. Under the LDC, the <br />School District would normally be required to provide 948 parking places for the <br />maximum anticipated 2,500 student enrollment. <br /> <br />B. Initial Parking Lot Construction. The School District agrees to construct 687 <br />parking spaces in the initial construction phase for the High School Project, which is less <br />than the LDC requirement for the anticipated first year enrollment of 2,000, but exceeds <br />the requirement under the City's development regulations in effect prior to the adoption <br />of the LDC. The initial parking areas are shown on the attached Exhibit A. <br /> <br />C. Future Parking Lot Construction. In consideration for the City's agreement to <br />waive full compliance with the normal parking requirements described in Section I.A <br />above, the School District agrees to: <br /> <br />1. Set aside ample areas for the construction of an additional 261 parking spaces <br />in the future. The future parking areas are shown on the attached Exhibit A. <br /> <br />2. Construct additional parking spaces as enrollment and other factors require. <br /> <br />3. Update the City by September 30th of each year on the actual enrollment for the <br />current school year and the projected enrollment for the following school year. If the <br />existing number of parking spaces is not sufficient under the LDC for the actual or <br />projected enrollment, the School District agrees to funush with the enrollment <br />information a schedule for the construction of additional parking spaces. <br /> <br />4. Coordinate the planning and construction of additional parking spaces with the <br /> <br />City. <br /> <br />5. Comply with applicable City construction standards in the construction of all <br />parking spaces. <br /> <br />Section 2. Landscaping <br /> <br />A. Normal Requirements. Under the LDC, the School District would normally be <br />required to provide a total of 145 trees and 455 shrubs in the "developed area" by the <br />time of completion ofthe High School Project. <br /> <br />B. Phased Landscaping. hI consideration for the City's agreement to waive full <br />compliance with the normal landscaping requirements described in Section 2.A above, <br />the School District agrees to meet the landscaping requirements under the following <br />phasing plan: <br /> <br />1.
