The Consultant will ensure that these documents comply with <br />applicable construction and development codes, local regulations and ordinances and other <br />federal and state regulations which are known or which should reasonably be known to the <br />Consultant, including those required under the Americans with Disabilities Act ("ADA"), Article <br />9102, V.A.C.S., the Texas Architectural Barriers Act ("TABA"), the Texas Minimum <br />Construction Standards ("TMCS") and the International Residential Code ("IRC). The drawings <br />and specifications will be of sufficient detail to facilitate the bidding of the reconstruction or <br />rehabilitation of each residence as follows: <br /> <br />a) Design drawings: The drawings will include appropriate plan views and <br />construction details which meet or exceed the TMCS and the IRC for new <br />construction necessary for the bidding and construction activities for each <br />residence. The design drawings will follow typical industry standards regarding <br />dimensions and detail. <br /> <br />b) Technical Specifications: Technical specifications will be prepared in a manner <br />that follows recognized industry standards for format. All improvements will be <br />designed in accordance with the ADA, the T ABA as well as the TMCS and the <br />IRC. <br /> <br />c) Bid Documents: The City will provide front-end documents for the bidding of <br />construction work for all residences as a single construction project The <br />Consultant will edit standard documents and provide supplemental information as <br />requested by the City and the City will prepare the final draft of the front-end <br />documents. The Consultant will provide four sets of mylar copies for new <br />construction and two sets of mylar copies for rehabilitation in hard-copy sets and <br />electronically (.pdfformat) to the City at no additional charge. <br /> <br />1.5.2 Prepare an initial cost estimate which will be refined as the design drawings are prepared. <br />A final project cost will be prepared prior to the bidding ofthe construction contract. <br /> <br />1.5.3 Obtain approval from City Building Inspections Department of all technical plans and <br />specifications necessary for successful completion of the Project prior to allowing the <br />construction contract to be let for bid. <br /> <br />1.5.4 Review the City's advertisement for bid for compliance with Program requirements. <br /> <br />1.6 TASK 5 - CONSTRUCTION MANAGEMENT <br /> <br />The Construction phase of this Project will commence with the award of the construction <br />contract and will terminate when the Project is accepted by the City.
