<br />3. For non-residential land uses, the overall maximum floor-to-area ratio, for each <br />non-residential section of the PDD. <br /> <br />4. A graphic depiction or land use plan notations indicating all limitations and <br />restrictions on land use that are not otherwise covered in the development standards <br />for the PDD. <br /> <br />5. Proposed base zoning district(s) within the PDD site. <br /> <br />(K) Proposed circulation information for the PDD, including the location and dimensions <br />of all proposed streets, alleys, trails or pedestrian features. <br /> <br />(L) The location, shape and acreage of all proposed parks, open space, natural areas, <br />landscaped features or proposed buffers on the PDD site. Parkland proposed to be dedicated <br />to the City must comply with parkland dedication requirements of the subdivision <br />ordinance. <br /> <br />(M) Summary table showing the acreage of all land uses, roads and streets, open spaces <br />and other significant features of the PDD. <br /> <br />(N) Generalized information on existing streams, creeks and drainage of the PDD site. <br /> <br />(0) Other information that will help to clarify the PDD proposal. <br /> <br />(3) Written development standards. The development standards must describe the PDD <br />and list all exceptions, modifications or limitations to the applicable base zoning or subdivision <br />regulations. Unless an aspect of the PDD is specifically altered by the written development <br />standards, the applicable regulations contained in chapters 110 and 114 will apply to the <br />development. Written development standards are to include the following: <br /> <br />(A) Required information: <br /> <br />1. A general description of the project, the proposed uses, the phasing of the project, <br />and the reasons why the PDD will result in a superior development to conventional <br />subdivision requirements and zoning classifications. <br /> <br />2. A detailed description of the proposed land uses, referenced to the land use plan. <br />The description of land uses must outline and define all allowed primary uses, all <br />allowed accessory uses, which land uses are specifically prohibited or limited, <br />maximum residential densities, maximum floor-to-area ratios for non-residential <br />uses and similar information that will clarify the intent of the PDD. Proposed <br />restrictions on uses allowed within the base zoning for the PDD site must be listed. <br /> <br />5 <br />
