<br />3. A description of the ways in which the proposed uses and layout will vary from <br />otherwise applicable requirements or standards of Chapters 110 and 114 of this <br />code must be described. <br /> <br />4. A notarized acknowledgement by the applicant, suitable to permit recording in <br />official county real property records, that if the PDD is approved, the development <br />standards will be binding restrictions on the development and use of the property <br />by the current owner and all successors and assigns of the owner , subject to <br />amendment only with the approval of the city. <br /> <br />(B) Optional information, to describe any aspect of the development that would vary from <br />the requirements of chapters 110 or 114 and is designed to make the PDD a better <br />development than could be achieved through conventional city standards. Such information <br />may include, but is not limited to: <br /> <br />1. Information regarding building setbacks, building orientation, building height, <br />building massing or bulk, and similar information regarding the general placement <br />of buildings on the property, especially where they abut existing development. <br /> <br />2. Information on landscaping, buffering, screening, fencing, orientation of lighting <br />or other features designed to improve the compatibility of the PDD with existing <br />development. <br /> <br />3. General information on parking requirements, parking lot locations, parking lot <br />landscaping, shared parking, interconnected parking, general project circulation, <br />curb cut limitations, traffic calming and other similar features. <br /> <br />4. General information on drainage facilities and water features. <br /> <br />5. Applicable architectural controls including general architectural style, building <br />massing, roof lines, materials, porches and external features, or other similar <br />features. <br /> <br />6. Other special design features such as signage requirements, special landscaping <br />requirements, limitations on impervious cover, noise limitations, requirements for <br />underground utilities, or other similar features. <br /> <br />Sec. 94.227. Review of application; staff report. <br /> <br />The application will be reviewed by the planning director, who will prepare a report to the <br />commission outlining the merits of, and any significant issues regarding, the proposed PDD. <br /> <br />Sec. 94.228. Review and approval criteria. <br /> <br />The following criteria will be used by the planning director, the commission and the council in <br />determining whether to approve, approve with modifications, or deny a proposed PDD: <br />6 <br />
