by the Blanco Vista Architectural Control Committee with submittal with the building <br />permit. <br />The following additional architectural standards shall apply to any multifamily or assisted <br />living /nursing home development within the Blanco Vista Community: <br />1. A minimum of 50% of the required parking spaces shall be provided within a covered <br />parking structure or a garage. In the event that garages are provided, any spaces <br />provided in garages shall be included in the minimum parking space calculations. <br />Covered parking structures and /or garages shall be utilized for vehicle parking only. <br />2. All buildings shall incorporate the use of vertical and /or horizontal reveals, off -sets <br />and three - dimensional details between surface planes to create shadow lines, break <br />up flat surface areas and provide visual architectural variety. <br />3. Exterior facade materials shall be consistent in appearance and texture to native <br />building materials and shall include brick, stone, stucco, split face concrete masonry <br />units (CMU), faux stone or brick (stone /brick veneer), or a combination thereof. <br />4. A maximum of 20% of any facade may consist of limited accent materials which shall <br />include metal (galvanized, painted or ornamental), wood, tile, cementitious fiberboard <br />or a combination thereof. Alternative accent materials consisting of other durable <br />natural materials may be approved by the Director of Development Services and the <br />Permit Center Manager at the time of Site Preparation Permit or Building Permit <br />approval. <br />5. The following materials shall be considered inappropriate as an exterior facade <br />material: EIFS, vinyl or aluminum siding, mirrored or tinted glass on the first floor <br />and spandrel panels. If an EIFS type finish is desired, stucco on masonry backup or <br />a mechanically fastened system is required. <br />6. Heavier materials (brick, stone, split face CMU) shall be utilized below lighter <br />materials (stucco, stone /brick veneer). <br />7. The exterior construction standards identified within this section shall be applicable <br />to all exterior facades on each building within the multifamily portion of the <br />community. The use of four (4) sided design will be utilized to provide an enhanced <br />visual appeal to the surrounding properties. <br />The following additional architectural standards shall apply to any mixed use <br />residential /nonresidential development within the subdivision: <br />All commercial buildings which include residential uses, must comply with the <br />following requirements for Facades and Exterior Walls: <br />a. No uninterrupted length of any facade shall exceed 40 horizontal feet. <br />b. Ground floor facades that face public streets shall have arcades, display <br />windows, entry areas, awnings, or other such features along no less than 40% of <br />their horizontal length. <br />c. The exposed exterior walls of each building shall contain 80% masonry <br />consistent in appearance and texture to native building materials and shall <br />include brick, stone, stucco, split face concrete masonry units (CMU), faux stone <br />or brick (stone /brick veneer), or a combination thereof <br />7.07 Roadway Design Standards <br />Roadway design standards within the Blanco Vista Community shall comply with an <br />approved City of San Marcos street cross - section.
