<br />I <br /> <br />I <br /> <br />I <br /> <br />Regular Meeting <br /> <br />February 15, 2005 <br /> <br />105. <br />Page 11 <br /> <br />Mr Diaz moved to reconsider the Zoning Ordinance, and Mr Thomaides <br />seconded the motion Mr Diaz stated since the last Council Meeting, he <br />has received additional information and a map, which clarifies some of the <br />questions the Council had He stated after reviewing the maps, he has no <br />problem with changing the zoning On roll call to reconsider the <br />Ordinance, the following vote was recorded <br /> <br />AYE <br /> <br />Diaz, Guerrero, Thomaides and Bose <br /> <br />NAY <br /> <br />Mihalkanin, Narvaiz and Taylor <br /> <br />ABSTAIN <br /> <br />None <br /> <br />Mr Guerrero moved for adoption of the Zoning Ordinance, and Mr Thomaides <br />seconded the motion Mr Taylor stated he voted against this Zoning <br />Ordinance at the last meeting because of the location He stated he is <br />also concerned about losing industrial land if the zoning was changed to <br />Commercial Mayor Narvaiz reminded the Council the last time the Council <br />considered something similar, the Council made an argument about saving <br />industrial areas from being too close to neighborhoods She also stated <br />Council does not like to change a commercial zoning to Multi-Family She <br />stated she will not support this Zoning for the same reason she did not <br />support it at the last meeting Mr Mihalkanin stated the City does not <br />have much land zoned industrial for economic development investments He <br />stated industrial zoning is important for sales tax revenue and for jobs, <br />which would enable people to buy a home and establish themselves in the <br />community He stated he feels this is a public policy issue on zoning <br />guidance He stated he feels this zoning has implications for the future <br />and the expectations of surrounding land for businesses willing to make a <br />sizeable investment in physical plant Mayor Narvaiz stated she agreed <br />with Mr Mihalkanin on the jobs Industrial or Manufacturing would bring to <br />the City She also stated at the Citizens Summit the citizens were <br />concerned San Marcos might become a cement highway or cement City She <br />stated industrial tends to set farther back on roads, which allows more <br />green space Mr. Diaz stated he feels the proposed zoning would not be <br />close to the residential housing behind it He stated the map also <br />indicates there is a lot of property, which still could be used for <br />industrial use Mr Thomaides stated the surrounding property owners did <br />not object to this rezoning Mayor Narvaiz stated she spoke with one of <br />the surrounding businesses They had no problem with this particular <br />piece because of the location, but if it had implications on decisions the <br />Council made on a prior request, that could cause there to be issues with <br />property they had an opposing view on, and they would want the Council to <br />consider that very seriously We have indications that could happen <br />Mayor Narvaiz stated a citizen signed up to speak on this item 1) Shawn <br />Ash stated he is with Ash and Associates He stated he represents the <br />Wehrmans, who are requesting this unzoned land to be zoned Commercial <br />
