<br />Regular Meeting <br /> <br />December 7, 2005 <br /> <br />93. <br />Page 11 <br /> <br />supports the zoning change Mr Taylor stated he agrees with the rezoning <br />IMr Bose stated he feels the Planning and Zoning Commission needs to review <br />and place more restrictions on MU zoning On roll call for the adoption of <br />the Ordinance, the following vote was recorded <br /> <br />AYE <br /> <br />Diaz, Guerrero, Mihalkanin, Narvaiz, Thomaides and Taylor <br /> <br />NAY <br /> <br />Bose <br /> <br />ABSTAIN <br /> <br />None <br /> <br />The motion passed <br /> <br />Mayor Narvaiz introduced for consideration a public hearing and adoption of <br />an Ordinance, the caption which was read as follows <br /> <br />I <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS, <br />APPROVING AN AMENDMENT TO THE FUTURE LAND USE MAP FROM LOW DENSITY <br />RESIDENTIAL TO MIXED USE FOR A 1 71 ACRE TRACT OF PROPERTY LOCATED IN <br />THE 1500 BLOCK OF RANCH ROAD 12, AMENDING THE OFFICIAL ZONING MAP OF <br />THE CITY BY REZONING THIS TRACT FROM "R-1" SINGLE-FAMILY DWELLING <br />DISTRICT (LOW DENSITY) ("SF-6") TO "NC" NEIGHBORHOOD COMMERCIAL <br />DISTRICT; INCLUDING PROCEDURAL PROVISIONS, AND PROVIDING FOR <br />PENALTIES <br /> <br />Mayor Narvaiz opened the public hearing and asked if anyone wished to <br />speak 1) Rev Roberto Cepeda stated he is the pastor at Seventh Day <br />Adventist Church He stated there are 20 children who attend the Church <br />School, and in the summer the Church holds Vacation Bible School He <br />stated if the rezoning is approved, he has some concerns for the children <br />and some types of businesses which would be allowed He stated the <br />neighborhood wants to keep the zoning of Single-Family Mayor Narvaiz <br />asked if anyone else wished to speak No one did, so Mayor Narvaiz closed <br />the public hearing Mr Taylor moved for adoption of the Ordinance, and <br />Mr Guerrero seconded the motion Mr Diaz inquired as to the Neighborhood <br />Commercial zoning Ms Barrett stated the Neighborhood Commercial zoning <br />would allow for health and legal offices, dance and drama studios, and <br />credit unions She also stated Conditional Use permits would allow <br />defensive driving schools, a bed & breakfast, pharmacy and small barber <br />shops On roll call for adoption of the Ordinance, the following vote was <br />recorded <br /> <br />AYE <br /> <br /> <br />I~ <br /> <br />ABSTAIN <br /> <br />Guerrero, Mihalkanin, Narvaiz and Taylor <br /> <br />Diaz, Thomaides and Bose <br /> <br />None <br />
