<br />I <br /> <br />I <br /> <br />I <br /> <br /> <br />Mixed Use Neh!:hborhoods: <br />The approximately 10 square block area near downtown (bounded by Burleson, Scott, Jackman, <br />MLK, and the Sector boundary) contains a mixture of housing types, This area is intended to be <br />preserved for predominantly single family housing, except where the existing pattern of <br />development is already higher density. Proposed changes to higher density housing should be <br />considered on a case-by-case basis and should only be approved where it is appropriate for the <br />area based on the surrounding uses and the impacts to the surrounding neighborhood. <br /> <br />Commercial Corridors I New Nei2:hborhood (Carson Tract): <br />These areas contain the largest areas of undeveloped land in the Sector. The Hunter Road and <br />Wonder World Drive corridors are planned for mostly high quality, attractive commercial <br />development that enhances the entry experience for residents and visitors in San Marcos, The <br />Carson Tract is planned for a mixed use neighborhood of homes, apartments, and commercial <br />development that will follow the principles of traditional neighborhood design (TND). <br /> <br />Parks & Trails: <br />The Plan calls for preserving a park and trail corridor along Purgatory Creek that would connect <br />the 500+ acre Purgatory Creek Greenspace to Dunbar Park and ultimately to the San Marcos <br />River Parks. <br /> <br />!Community Characte~ <br /> <br />Community character goals for Sector One include: <br />. Protecting the neighborhood character of existing neighborhoods, while allowing appropriate <br />infill development and redevelopment that is neighborhood-friendly by minimizing or <br />mitigating the negative impacts of higher intensity uses, <br />. High quality development is expected in newly developing areas within the Sector. This <br />includes enhancing the visual character of the Sector through requirements for generous <br />landscaping, limited commercial signage, high quality building materials, reduction of <br />excessive lighting, screening of outdoor storage & equipment, and the underground <br />installation of utilities, <br />. Quality development is expected along the Hunter Road and Wonder World Drive corridors <br />because these roads serve as important "community gateways" into and through San Marcos. <br /> <br />One of the most significant recommendations of the plan is the proposed creation of design <br />standards and guidelines for future development in the sector. These are intended to ensure that <br />future development and redevelopment in the Sector meet the design goals outlined in the plan, <br />These design standards and guidelines are presented in Appendix A-3 and include <br />recommendations for setbacks, landscapinglbuffering, screening, garages/parking lots, location <br />of utilities, signs, site design, and building scale, materials, and architecture. <br /> <br />Draft: September 13, 2004 <br /> <br />IV <br />
