<br />-2- <br /> <br />primary term. The aforesaid rights of renewal shall become effec- <br /> <br />tive and the term of the lease shall be deemed continued for the <br /> <br /> <br />additional one (1) year period only in the event that the Lessee <br /> <br /> <br />shall exercise the said option by a written notice to that effect <br /> <br /> <br />delivered to Lessor sixty (60) days prior to the expiration of <br /> <br /> <br />this Agreement. <br /> <br />III. <br /> <br /> <br />Rental for said demised premises shall be two cents (.029) <br /> <br /> <br />per square foot per year. Payment shall be made in advance to the <br /> <br /> <br />Department of Finance, City of San Marcos, Texas, 630 East Hopkins, <br /> <br />San Marcos, Texas 78666. <br /> <br />IV. <br />Lessor and Lessee hereby agree that no structures, improvements <br />or fixtures of any kind are to be constructed or placed on said <br />demised premises without the express written approval of the San <br />Marcos Airport Commission. Said approval shall be attached to and <br /> <br />shall become a part of this Agreement. <br /> <br />V. <br />Lessee hereby covenants and agrees with Lessor that Lessor <br /> <br /> <br />shall have the right during the term of this Agreement to keep, <br /> <br /> <br />store and maintain on said demised premises any and all equipment <br /> <br />necessary for the installation of an Instrument Landing System at <br /> <br />the San Marcos Municipal Airport. <br /> <br />VI. <br /> <br /> <br />Lessee shall be responsible for all upkeep of the demised <br /> <br />premises. Lessee shall at all times keep said premises free of all <br /> <br /> <br />debris, grass, weeds, rubbish, brush and all other unsightly or un- <br /> <br />sanitary matter. l'1.aintenance, repairs and upkeep of all utility <br /> <br /> <br />lines and connections upon the demised premises shall be the <br /> <br /> <br />responsibility of Lessee.
