<br />^rticle X <br /> <br />IJefault <br /> <br />In the event tenant violates or neglects to perform any pro- <br />vision of this agreement other than rental provisions, and continues <br />to do so after thir (30) days notice from landlord, then this agree- <br />ment shall terminate in its entirety. If tenant fails to pay the rent <br />owned to landlord within fifteen (IS) days of the due date under this <br />agreement, then this agreement shall automatically terminate in its <br />entirety. <br /> <br />Article XI <br /> <br />Laws, Ordinances, Rules and Regulations <br /> <br />Tenant shall observe and comply with all laws, ordinances, rules <br />and regulations of the United States Government, State of Texas, City <br />of San Marcos and all agencies thereof which may be applicable to its <br />operations or to the operation, management, maintenance or adminis- <br />tration of the airport, now in effect or hereafter promulgated. <br /> <br />Article XII <br /> <br />Peaceful Possession <br /> <br />Tenant, upon performing the covenants, conditions and agreements <br />herein contained, shall and may peacefully have, hold and enjoy the <br />premises and privileges hereinafter granted. <br /> <br />Article XIII <br /> <br />Services and Charges for Electricity <br /> <br />Landlord shall furnish, at no charge to tenant, electric current <br />to the premises hereby demised to tenant and shall pay the charges for <br />electricity used by tenant. <br /> <br />Article XIV <br /> <br />Conformity with State Law <br /> <br />This agreement shall be deemed to have been made in and shall be <br />~bnstrued in accordance with the laws of the State of Texas. <br /> <br />Article XV <br /> <br />Notices <br /> <br />Notices to the landlord provided for herein may be sent by re- <br />gistered mail, postage prepaid, addressed to the City Manager, 630 E. <br />Hopkins Street, San Marcos, and notices to tenant provided for herein <br />may be sent by registered mail, postage prepaid, addressed to <br />, or in either case to such <br />other respectIve partles and addresses as the parties hereto may de- <br />~ignate in writing from time to time and such notices shall be deemed <br />~o have been given when so sent. <br /> <br />Part II. Special Conditions <br /> <br />I. Premises. Landlord, for and in consideration of the covenants <br />and agreements mentioned, to be kept and performed by both parties, does <br />hereby demise to tenant, the premises described as follows: <br />, subject <br />to a reservation of easement rights for the installatlon, maintenance, <br />repair, and replacement, if necessary, of any public utilities as may <br />traverse the demised premises and any future public utilities as may <br />be necessary to be installed, all as located at the airport. <br /> <br />-4- <br />
