<br />-2- <br /> <br />safety zone. As such, Tract A will be sodded and/or sprigged <br />by Lessee with a low-growing, turf-type grass. A turf, once <br />established, will be maintained by Lessee during the entire <br />duration of this lease agreement. Hay may be made on Tract <br />A, with the restriction that the Lessee agrees to keep mowed <br />an area 25 feet wide along the entire edge of runway 12-30 <br />and taxiway C, and any other runway or taxiway that may become <br />lighted, so that all runway and taxiway lights are kept clearly <br />visible at all times. Lessee agrees to take sufficient care and <br />shall be responsible for any damage to runway and taxiway lights, <br />the VORTAC, the NDB, the approach light system, the ILS, and all <br />other airport facilities, due to mowing or other agricultural <br />activities. Because time is of the essence in repairing such <br /> <br />damaged facilities, Lessee agrees and covenants that Lessor may <br /> <br />promptly repair or have repaired any such damaged facilities, and <br />Lessee shall promptly reimburse said Lessor for such repair. The <br />necessity of such repairs, and the extent of such repairs, shall <br />be determined by the Lessor, whose determination shall be final. <br />TRACT B. There are three (3) fields in Tract B, two are <br />triangular shaped and the other lS pentagon shaped. Turf-type <br />grasses are preferable in Tract B, especially in the triangularly <br />shaped fields, but field crops, (row, broadcast, or drilled), may <br />be grown in this Tract provided the Lessee first establishes and <br />agrees to maintain turfed areas shown in figure one, Recommended <br />Drainage Improvements of the Airport Master Plan within or <br />adjacent to the field in which non-turf cropping is carried out, <br />so as to prevent the silting of these drains. Crops in Tract B <br />must not obscure inter-runway vision in any way and must not ex- <br />ceed a maximum of three (3) feet in height. <br />TRACT C. Tract C may be used for the growing of field crops <br />(row, broadcast, or drilled). <br />All activities incidental to or in connection with the use <br /> <br />of the property herein leased shall be conducted in a manner so <br />
