<br />I <br /> <br />I <br /> <br />I <br /> <br />1.4.5 Perform periodic review of the Project schedule and advise the City of Project status. <br /> <br />1.4.6 Provide preliminary design review for Land Development Code compliance as requested. <br /> <br />1.4.7 Review Guaranteed Maximum Price ("GMP") from the design-build firm; assist in <br />negotiating the price, and in recommending acceptance. <br /> <br />1.4.8 Participate in drawing reviews for completeness, constructability, and cost savings. In <br />addition, the Consultant will assist in the review and evaluation of all construction documents <br />submitted by the design-build firm and sub consultants for compliance with owner's design <br />guidelines, detailed program needs and performance specifications before procurement of sub- <br />contractors. (It is anticipated that the Consultant will review 30%, 50%, 95% and 100% <br />complete submissions from the design-build firm.) <br /> <br />1.4.9 Attend design review meetings and project management meetings with the City to update <br />the City on progress, financial status, construction issues and use of Project contingencies. <br /> <br />1.4.10 Coordinate statutory review of required approvals with appropriate governmental entities. <br /> <br />1.4.11 Implement a change management system to control scope creep. (Best Practice). <br /> <br />Construction Phase <br /> <br />1.4.12 Serve as the City's point of contact during construction and attend construction update <br />meetings at construction sites on an as-needed basis. <br /> <br />1.4.13 Assist City in review information submitted by the design-build firm to include insurance <br />certificates, employee pay scales, material suppliers, subcontractors list, bonds, and financing. <br /> <br />1.4.14 Review design-build firm's buyout of subcontract packages; ensure scope analysis is <br />complete and track budget/contingency adjustments. <br /> <br />1.4.15 Evaluate requests for proposed change orders and construction change proposals and <br />make recommendations. <br /> <br />1.4.16 Conduct on-site visits and inspections to review work in place and report in a standard <br />format to City with reference to facilities standards/specifications, schedules and budgets. <br />Monitor construction progress and advise City of any observation of non-conforming scope or <br />inferior quality workmanship. <br /> <br />1.4.17 Review and provide comments regarding independent testing firm's testing program <br />results. <br /> <br />1.4.18 Review required submittals and obtain City approval as needed.
