B. Corner. Fifty feet (50') <br />3. No SF4.5 development shall exceed a density of more than 6 dwelling units per <br />gross acre. <br />4. Minimum Lot depth: 100 feet. <br />5. Minimum depth of front setback: ten feet (10'). <br />6. Minimum depth of rear setback (principal building): fifteen feet (15'). <br />7. Minimum depth of rear setback (garage): five feet (5'). <br />8. A detached garage (with or without an Accessory Dwelling Unit above) may be <br />located two feet (2') from an interior side lot line. <br />9. Maximum building coverage as a percentage of lot area: 60% <br />10. Maximum height of structures: thirty -five feet (35') or 21/2 stores, whichever is <br />less. <br />11. Open terraces, decks and porches not over 30 inches above the average level of <br />the adjoining ground may project a distance not exceeding five feet (5') into required <br />yards; provided, however, that no at -grade projection shall extend closer than five feet <br />(5') to any interior side or rear property line, or closer than seven feet (7') to a front <br />property line or 15 feet to an exterior side property line. Subject to applicable fire codes, <br />a room or fireplace may project two feet into the minimum side yard. The minimum side <br />yard setback shall be 4' -6" measured from the lot line to the face of foundation. If roof <br />gutters are installed, AC condensers may be located within the minimum side yard; <br />however, no two AC condensers on adjacent lots may be within 3' -6" of each other. At <br />grade projections or porch may extend no closer than six feet to an exterior side property <br />line. For purpose of determining maximum projections to lot lines at corners, the lot <br />lines shall be deemed to terminate with straight lines not arcs. <br />12. The two required parking spaces for each lot may be parallel to the alley ROW <br />and they may encroach three feet (3') on the alley ROW; provided, however, that such <br />parking spaces may not encroach on the alley paving. <br />13. No portion of a structure may encroach on a PUE, public sidewalk, public street <br />ROW or alley ROW. <br />2.3.8. Additional requirements to the Low Density Residential Area <br />Front Porch Regulations <br />A. Single family detached residential units shall comply with the following: <br />(1) Eighty percent (80 %) of the principal dwelling structures shall <br />be required to include a front porch with a minimum of forty (40) square feet of <br />total front porch area. <br />(2) Twenty percent (20 %) of the principal dwelling structures shall <br />not be required to comply with any minimum front porch regulations set forth <br />herein. <br />(3) The foregoing notwithstanding, if seventy percent (70 %) of the <br />principal dwelling structures in the Low Density Residential Area have covered <br />front porches that have at least seventy (70) square feet of area, the remainder of <br />the principal dwelling structures may have uncovered front porches /garden patios <br />that have at least sixty (60) square feet of area. <br />2. There are no front porch requirements for single family attached residential. <br />3. Front porch measurements: <br />A. Dimensions of front porches shall be based on the extent of exposed slab. <br />B.
