<br />I <br /> <br />I <br /> <br />I <br /> <br />1.2.9.2 The Project Architect will furnish and deliver to the City ten complete printed sets of <br />Schematic Design documents as required. <br /> <br />1.2.9.3 Before proceeding to the Design Development Stage, the Project Architect will obtain <br />City's written authorization to proceed and the City's approval of the preliminary <br />construction cost estimate. <br /> <br />1.2.10 Design Development Stage <br /> <br />1.2.10.1 Based on the approved Schematic Design documents and any adjustments to the <br />Program or CCL authorized by the City, the Project Architect will prepare DeSIgn <br />Development documents and assist the Contractor in preparing a detailed construction <br />cost estimate and submit them to the Owner Representative for approvaL The Design <br />Development Documents will fix and describe the size and character of the entire Project, <br />including site work, architectural, structural, mechanical and electrical systems, materials <br />and such other elements as may be appropriate. The detailed construction cost estimate <br />will confirm adherence to the CCL. <br /> <br />1.2.10.2 The Project Architect will furnish and deliver to the Owner Representative the number <br />of complete printed sets of Design Development documents as required. <br /> <br />1.2.10.3 The Project Architect will prepare two-dimensional presentation materials at <br />completion of Design Development and, if requested, present them at a City Council <br />meeting. The preparation of three-dimensional presentation materials will be an <br />Additional Service. <br /> <br />1.2.10.4 Before proceeding into the Construction Document Stage, the Project Architect will <br />obtain the Owner Representative's written approval of the Design Development <br />documents and the mutually established CCL. <br /> <br />1.2.11 Contract Documents Stage <br /> <br />1.2.11 1 Based on the approved Design Development Documents and any further adjustments to <br />the Program, the CCL or the Project Construction Cost as authorized by the City, the <br />Project Architect will prepare Contract Documents consisting of Drawings and <br />Specifications and submit them to the City for approvaL The Contract Documents will <br />set forth in detail the requirements for construction of the Project. The City and Project <br />Architect anticipate that the Contract Documents will provide for the construction of the <br />Project within the approved CCL. <br /> <br />1.2.11.2 Assist the Owner Representative in the preparation of Contract Documents using City <br />forms based on the approved design development documents and any further adjustments <br />authorized by the Owner Representative in the scope, quality or budget of the Project. <br />These Contract Documents will include detailed plans and technical specifications <br />required for the Project to be accurately bid and efficiently constructed. <br /> <br />9 <br />
