6.12 Dumpstem <br />The doUl for this project shall be located within on enclosed area not VivdNg from <br />the street. The enclosed area shall be consistent in its design and materials with the rest <br />of the project. Maneuvering area shall he provided within the project for 8 humh to <br />conveniently pick LIP and service the clmnmpstmrs. The Project Site shall provide separate <br />dU0psteno adequate for collection of solid m/aato materials and pacyo|ab|es. <br />6.18 Limitations on Construction Activities <br />The City currently allows for construction activities b} occur from 7:00 AM to 9:80 PM, <br />Monday through Sunday /7 days a week). Th* developer shoU| limit the days of <br />construction for heavy equipment in Zone 1 to Monday through Saturday (G days G <br />week) and the hours to7:U0Ak8hn7:Q0 PM. The developer Will further agree that heavy <br />equipment work in zone 1 will not begin until 8:08 a.m. on Saturday and on Zone 2 <br />heavy equipment work will not begin until S:ᅵUOAM on Sunday. In addition, to the extent <br />possible, the developer will vvurh with the Qty to direct cDUahuoUon trGffio, and <br />particularly heavy equipment towards Ranch Road 12 vie MV||amd Street or 5esoonn <br />Drive via N. LBJ South of Holland Street tmavoid impacts Vnthe E|nn Hi|| Cnmd and Oak <br />Ridge intersections. The developer further agrees to coordinate with the City's planned <br />N. LBJ Drive meonnafrmcUVn C|P project and construct mutually agreeable pedestrian <br />and bicycle facilities 8orooe the frontage of the, property to seamlessly integrate the <br />City's facilities into this CIP project. <br />It is the intent of this PDC\ if approved, to oubn1Q a Site, PnapmroUVm Permit for <br />consideration by the City by June 1, 2012. The developer will submit projected <br />construction 1innm|imes to the City to coordinate traffic flow accordingly. To the extent <br />there is an overlap between heavy construction vehicles using N. LBJ Drive for the City's <br />C|P project and this project, this project shall m|kur either its schedule or usage of roads <br />within the City project to nninlnniza |nnpun[ to traffic patterns. This coordination shall <br />Occur between, the City and the project. <br />6.14 Noise and Animals <br />The Project Site shall establish gweight and breed limitation for mninnmhs in Zone 1 in <br />addition to enforcing conl0umn|h/ rules and regulations to mm|nirnioa disturbances 10 the <br />Bnn Hill Court residents. Each lease that permits pets shall include regulations that <br />meotor exceed the regulations included in Exhibit F. The Outdoor kenneling of pets <br />shall be prohibited. <br />8.15 Access b> Existing Adjacent Hillside Ranch Apartments <br />The Detailed Illustrative Concept Plan and these P[)OmaQulathono indicate dhwexvuy <br />connection h} the existing adjacent Hillside Ranch Apartments. Th\o access iadesigned <br />to direct vehicular traffic through the existing high density apartment complex and away <br />from the existing low density Bno Hill Court residences and to minimize traffic, impacts on <br />North LBJ Drive north Of Holland Drive. This access is Subject to the approval of an <br />irrevocable license agreement O[ similar authorization by the City ofSan, Marcos and a <br />joint access easement between the owners of the proposed development and the <br />owners of the existing Hillside Ranch Apartments, The approval of these Planned <br />Development District Standards shall not be deommed an obligation, commitment or <br />indication of the likelihood of the City of San Marcos to approve any such license <br />agpeommont o[ authorization and may not be na|iad on by the owner/developer of the <br />property as such.
