<br /> services as previously approved. <br /> 1.3.3 Provide Schematic Design Documents based on the mutually agreed-upon program, <br /> schedule, and budget for the cost of the Project for Phases II, III and IV. The documents <br /> will establish the conceptual design of the Project illustrating the scale and relationship of <br /> the Project components. The design work will be based, in principle, on the design and <br /> material palette established in the existing Phase I construction <br /> 1.3.3 Prepare construction contract documents, using forms supplied by the City, based <br /> on the approved preliminary design concepts and documents and any further adjustments <br /> authorized by the City in the scope, quality or budget of the Project. These contract <br /> documents will set forth in detail the requirements of the Project and will include detailed <br /> plans and technical specifications required for the Project to be accurately bid and <br /> efficiently constructed. Separate construction document packages will be prepared for <br /> Phases I, II and III. The preparation of contract documents for Phase IV, if requested by <br /> the City, will be an additional service. <br /> 1.3.4 Provide a color rendered site plan of the Project, depicting the design of all four <br /> phases of the proposed construction. <br /> 1.3.5 Engage a consultant to provide normal landscape architectural design for exterior <br /> plantings and irrigation systems. <br /> 1.3.6 Use its best professional judgment to create documents that comply with applicable <br /> constructio"n and development codes, local regulations and ordinances and other federal <br /> and state regulations which are known or which should reasonably be known to the <br /> Consultant including those required under the ADA and Article 9102, V.AC.S., <br /> Arch itectural Barriers Act. The Consultant will be responsible for the submission of all <br /> plans and specifications for the construction of this Project to the Texas Department of <br /> Licensing and Regulation for review and approval prior to the time construction is set to <br /> begin in conformance with the Architectural Barriers Act. The costs associated with the <br /> submission of plans for review under the Architectural Barriers Act will be paid by the City. <br /> 1.3.7 If requested by the City, the Consultant will arrange for procuring the reproduction <br /> of bid documents for distribution to prospective bidders. The City will pay directly for the <br /> cost of reproduction or will reimburse the Consultant for these expenses. <br /> 1.3.8 Ensure that no reports, maps, or other documents produced in whole or in part <br /> under this Agreement will be the subject of an application for copyright by or on behalf of <br /> the Consultant. <br /> 1.3.9 Coordinate with City for a ten day call to confirm prevailing wage decision issued by <br /> HUD. The City will provide wage rates when requested. <br /> 1.3.10 Obtain approval from the City Building Inspections Division of all technical plans <br /> 5 <br />
