<br /> 17. ~echarric's Lien: During the term of this Lease, the Lessee shall not permit any <br /> mechanics' or materialmen's lien to be filed against the interest of the Lessor in the <br /> Property of against the Lessee's leasehold interest in the Property, and nothing in this <br /> Lease shall be deemed or construed in any way as constituting the consent or request of <br /> Lessor, express or implied, to any contractor, subcontractor, laborer or materialman for <br /> the performance of any labor or the furnishing of any materials for any specific <br /> improvements, alternations or repair to all or any part of the Property. <br /> 18. Termination: <br /> A. The Lessee may terminate this Lease by giving 30 days written notice to the <br /> Lessor of the Lessee's election to so terminate, stating the date of termination. <br /> B. The Lessor may terminate this Lease 30 days after the Lessee ceases use of the <br /> Property for the purposes described in Paragraph 3 above. If the Lessor elects to <br /> terminate this Lease for this reason, the Lessor shall give the Lessee 10 days <br /> written notice that the Lessor so intends to terminate this Lease because of the <br /> cessation of the use of the Property for those purposes. If the Lessee fails and <br /> refuses to reinstitute the use of the Property for those purposes within the 10 day <br /> period, this Lease shall terminate at the end of ten days. <br /> C. Either party may terminate this Lease pursuant to the provisions of Paragraph 9 <br /> above. The Lessor may terminate this Lease under Paragraph 19 below. <br /> 19. Default: <br /> A. In the event the Lessee is in default of any of its obligations under this Lease, the <br /> Lessor may give the Lessee 30 days written notice of the default. If the Lessee <br /> fails or refuses to correct the default within 30 days of receipt of the notice, then <br /> the Lessor may terminate and end this Lease as of 90 days from the date of the <br /> notice. <br /> B. In the event any structure or improvement on the Property is deemed by the Lessor <br /> to be unsafe, the Lessor shall notify the Lessee of this fact, and the Lessee shall <br /> immediately commence efforts to correct the condition. If the Lessee fails to <br /> make reasonable progress to correct the condition within 10 days of the date of the <br /> notice, the Lessor may terminate this Lease. <br /> 20. Waiver: No waiver of any default of anyone or more of the conditions or covenants of <br /> this Lease by the Lessor shall be deemed to imply or constitute a waiver of any other <br /> default. <br /> - <br />
