Chapter 2 Sector Three Today <br />The Built Environment <br />Land Use <br />Sector Three encompasses 948.57 acres, or 1.5 square miles; 8% of the 17.84 square <br />miles in the City of San Marcos. According to the July 1997 survey by the City of San <br />Marcos Planning and Development Services Department, the Sector Three existing land <br />uses by category are: <br />Land Use Category <br />Acreage <br />Percentage <br />Single Family <br />374.40 <br />40% <br />Vacant <br />249.69 <br />26% <br />Right -of -Way <br />108.29 <br />11% <br />Public and Institutional <br />97.71 <br />10% <br />Multifamily <br />82.49 <br />9% <br />Duplex <br />19.09 <br />2% <br />Commercial <br />16.90 <br />2% <br />-- - - - - -- <br />948.57 <br />- - - - -- <br />100% <br />Existing land use categories are defined by how the land is currently being used, and not <br />by its existing zoning or its future land use map designation. The Sector Three Existing <br />Land Use map is presented on the following page. <br />Single Famil y <br />The largest percentage of acreage in Sector Three is single family land use (40 %). Single <br />family land use includes one single family dwelling unit per lot. Single family homes are <br />located throughout Sector Three and dominate the Sierra Circle, Holland Hills, Highland, <br />Tanglewood, Spring Lake Hills and Forest Hills neighborhoods. <br />Vacant <br />The second largest percentage of acreage in Sector Three is vacant land (26 %). The <br />majority of the vacant land in Sector Three is located northeast of the Spring Lake Hills <br />neighborhood and southwest of the N. LBJ Drive and N. Bishop Street intersection. <br />Several other large vacant tracts are scattered throughout the area. In addition, 11 % of the <br />land in Sector Three is right -of -way for streets. <br />Public and Institutional <br />Approximately 10% of the acreage in Sector Three is public and institutional land use. <br />The public and institutional land uses in Sector Three include the San Marcos Treatment <br />Center, a portion of Southwest Texas State University, an LCRA substation, a city -owned <br />water tower, Fire Station #2, the Wonderland School, the Church of Christ, the First <br />Lutheran Church and the Community Baptist Church. Most of this land is tax exempt. <br />2 -3 <br />
