Chapter 3 Sector Three Tomorrow <br />Future land use categories are defined by how the land will be used in the future. The <br />future land use plan recognizes how the land is currently being used as well as how the <br />land is currently zoned. The Sector Three Future Land Use Plan map is presented on the <br />following page. <br />Low Density Residential <br />The largest percentage of acreage in Sector Three is designated for low density residential <br />(56 %) on the future land use plan. Low density residential land uses are typically <br />characterized by single family homes with a density of three to six dwelling units per <br />acre. Low density residential areas are located throughout Sector Three and dominate the <br />Sierra Circle, Holland Hills, Highland, Tanglewood, Spring Lake Hills and Forest Hills <br />neighborhoods. <br />Streets <br />Approximately 12% of the land in Sector Two is designated for streets. The following <br />modifications of existing streets are planned: <br />• Extension and realignment of North Bishop Street to connect with North LBJ Drive; <br />• Extension of North LBJ Drive to connect with North Bishop Street; and <br />• Reconstruction of Holland Street, including curbs, gutters, and sidewalks. <br />Public and Institutional <br />Approximately 11 percent of the acreage in Sector Three is designated for public and <br />institutional. Public and institutional land uses are characterized by public and semi- <br />public uses of the land. This category includes schools, universities, governmental <br />buildings, airports, cemeteries, churches, nonprofit organizations, etc. The public and <br />institutional land uses in Sector Three include the San Marcos Treatment Center, a <br />portion of Southwest Texas State University, an LCRA substation, a city -owned water <br />tower, Fire Station #2, the Wonderland School, the Church of Christ, the First Lutheran <br />Church and the Community Baptist Church. <br />High Density Residential <br />Approximately 11 percent of the acreage in Sector Three is designated for high density <br />residential. High density residential land uses are typically characterized by apartments <br />and condominiums with a density range greater than twelve dwelling units per acre. High <br />density residential areas in this sector are clustered in the N. LBJ Drive and Chestnut <br />Street area near SWT, along Ranch Road 12 and along N. Bishop Street. <br />Medium Density Residential <br />Approximately 6 percent of the acreage in Sector Three is designated for medium density <br />residential. Medium density residential land uses have a density range of six to twelve <br />dwelling units per acre and may include a variety of residential types such as duplexes, <br />triplexes, fourplexes, townhomes, and zero lot -line homes. A variety of housing types <br />may be allowed, as long as the overall density within a specific development or area is <br />3 -2 <br />
