Summary of Sector One Stakeholders Meeting #3 (June 26, 2002) <br />Purpose of Meeting: Discuss Unresolved Development Options &Policies <br />Attendance: 20+ (not all participants signed in) <br />Comment Forms: 17 <br />The purpose of this meeting was to review the "consensus items" on which there is general <br />agreement among stakeholders and to discuss unresolved issues. The results of this meeting are <br />summarized below: <br />Consensus Items <br />Most participants at this and previous meetings agreed with the following list of items that were <br />presented as issues with general agreement among stakeholders. <br />• There should be no new multi - family development in existing neighborhood areas. <br />• The existing traditional neighborhood and historic character of existing neighborhoods should be <br />maintained. <br />• New development should be high quality and attractive. <br />• Drainage and flooding problems should be addressed by fixing existing problems AND making <br />sure that new development doesn't add to the problems. <br />• Development of a linear park with trails along the Purgatory Creek corridor, ideally connecting <br />Dunbar Park (and even the San Marcos River parks) to the recently acquired Purgatory Creek <br />Greenspace. <br />• Neighborhood streets should be for relatively slow - moving traffic and should be friendlier for <br />pedestrians and bicyclists. <br />• The goals of neighborhood character preservation and safety should take precedence over the <br />goals of increasing traffic capacity and traffic flow. <br />• Intersection improvements (turn lanes, sidewalks, crosswalks, etc.) are needed on Hopkins <br />Street, but widening is generally opposed. <br />The major unresolved issues include the following: <br />➢ Purgatory Creek Area (Carson Tract, etc.) <br />Issue: What should be the land uses and character of development in this area? <br />Options: <br />➢ Suburban Neighborhood — commercial, apartments, and single- family residential <br />➢ Mixed -use Neighborhood — mixture of commercial, apartments, and single- family in a <br />"traditional neighborhood" <br />➢ Commercial /Industrial Park — commercial and industrial development; no residential <br />➢ New housing in existing neighborhoods <br />Issue: Should new housing be limited to single-family detached homes or a mixture of various <br />single-family occupancy housing types? <br />➢ Commercial development in existing neighborhoods <br />Issue: Should limited "neighborhood commercial " uses be allowed in appropriate locations <br />within existing neighborhoods? <br />Sector One Stakeholders Meeting #3 Page 1 of 2 <br />
