<br /> -; QUIET POSSESSION: The Lessor covenants and <br /> f. <br /> warrants that the Lessee has full right and lawful authority <br /> to enter into the leased premises for the full term as <br /> provided in this lease. <br /> 8. UTILITIES: <br /> a) Electricity charges accrued during the term of <br /> this lease agreement for the leased premises shall be paid <br /> by the Lessee. <br /> b) Telephone expenses, including installation <br /> charges incurred by the Lessee will be paid by the Lessee. <br /> Any telephone equipment purchased by the Lessee shall belong <br /> to the Lessee at the termination of this lease agreement. <br /> 9. TAXES: Lessor shall be responsible for the <br /> payment of all Ad Valorem taxes on the leased premises. <br /> 10. INDEMNIFICATION AND INSURANCE: <br /> a) Lessee shall indemnify and hold Lessor <br /> harmless from any and all claims (including attorney's fees) <br /> of others for injuries to persons or property arising out of <br /> Lessee's conduct of its operations in the leased premises. <br /> b) Lessee shall maintain adequate insurance on <br /> Lessee's personal property located within the leased <br /> premises. Lessor shall maintain fire and general casualty <br /> insurance on the building and equipment, furniture, fixtures <br /> or other property of Lessor located within the leased <br /> premises. <br /> c) In the event that the leased premises, or the <br /> building of which the same is a part, shall be damaged or <br /> destroyed by fire, storm, explosion, act of a public enemy <br /> or any other casualty, Lessee shall give immediate notice to <br /> Lessor, and the leased premises shall be repaired at the <br /> expense of the Lessor as speedily as possible, commencing <br /> within thirty (30) days after the damage, and, the Lessee <br /> shall receive an abatement of rent proportionate to the loss <br /> of use of the leased premises. In the event that the damage <br /> shall be so extensive as to render the leased premises <br /> untenable, then rent shall cease until such time as the <br /> leased premises shall again be in a tenable condition <br /> suitable for Lessee!s purposes. Notwithstanding any of the <br /> provisions of this paragraph, in the event that the damage <br /> shall be so extensive as to render the leased premises <br /> untenable to such an extent as to require more than ninety <br /> ( 90) days or the balance of this lease, whichever is <br /> Page 2 of 6 <br />
