1.2.8 Threatened and Endangered Species Survey - Conduct a review of agency data regarding the <br />potential presence of threatened and endangered plants and animals. Based on the results of the <br />review, the Engineer will determine the potential for suitable habitat to be present on the proposed <br />site that may be conducive to any of the listed species. In the event that suitable habitat is found the <br />Engineer will perform a second level determination, as an additional service, to determine if the site <br />is used by the species of concern. <br /> <br />1.2.9 Hazardous Materials Survey - Review available agency data for any listed sites on or <br />adjacent to the property that may have environmentally hazardous materials or conditions. The <br />Engineer will also conduct a field survey of the proposed site to verify the agency data and determine <br />if other, non-listed, sites are present. Engineer will make recommendations regarding any such sites <br />in a written report to the City. <br /> <br />1.2.10 Dominant and Significant Plants Survey Report - Survey the Project area and catalog by <br />species and location, ail dominant plans and plants of particular interest, as well as note any plants <br />listed for Hays County that are specified as threatened or endangered. The Engineer will milize this <br />information as a part of the landscape planning and for purposes of the nature Study elements of the <br />Project. <br /> <br />1.2.11 Prepare an Opportunity Constraints Plan at 1" = 200' which synthesizes the Engineer's site <br />investigation analysis. <br /> <br />1.2.12 Attend one meeting to present Opportunities and Constraints Plan and reports to the City. <br /> <br />1.3 TASK 2 - MASTER PLAN PREPARATION <br /> <br />The Engineer will: <br /> <br />1.3.1 Finalize the development program with the City, based on earlier program definitions and <br />sited investigation exercises. <br /> <br />1.3.2 Prepare a maximum of three master plan alternatives at 1" = 200' for City review and <br />comment. Engineer will indicate in these plans a variety of development scenarios based on data <br />gathered during project program discussions. The preliminary master plan alternatives will depict <br />different placement and configurations of proposed trails, roadways, buildings, structural <br />improvements within the project area, and schematic utility preparation. <br /> <br />i .3.3 Attend one meeting to present preliminary master plan alternative to the City. <br /> <br />1.3.4 Prepare a rendered Preferred Preliminm3, Master Plan at 1" = 200' based on comments <br />received from presentation of the preliminary alternative master plans to include an estimate of <br />probable construction cost and phased development alternatives for development of site <br />improvements. <br /> <br />3 <br /> <br /> <br />
